Logicenters and Axfood’s purchasing and logistics company Dagab have now signed a contract for the development and leasing of a logistics facility of just over 100,000 m2 in Bålsta. Dagab will become a long-term tenant at the facility, which will be one of the largest in Europe. The property will be 30 metres tall, have environmental certification and comply with modern specifications such as a high degree of automation and several temperature zones.
In March 2019, Logicenters signed a memorandum of understanding with Dagab, Axfood’s purchasing and logistics company, for the development and leasing of a logistics facility in Bålsta. The parties have now signed an agreement which goes beyond development to represent Logicenters’ largest lease in Sweden.

The logistics facility, with a capacity of around 100,000 m2, is one of Europe’s largest and most modern food distribution centres for both retail and e-commerce. The property will have a unique height of 30 metres and a high degree of automation which will ensure that the chilled, refrigerated and temperate zones are maintained. In line with Logicenters’ strategy regarding sustainability and energy efficiency, the facility will have a high level of environmental certification and there is also a plan to incorporate solar cells on the roof.
The property is strategically located at Håbo Lundby 2:8 outside Bålsta, northwest of Stockholm. The proximity to the E18 and Stockholm makes this an attractive location. In addition, railway sidings run all the way into the site, which will facilitate the future transport infrastructure. The logistics facility will enter into operation in 2023 and will also mean many job opportunities.

Logicenters has signed a new agreement with Skanska concerning the development and acquisition of a new property in Arlandastad. A modern logistics facility of 25,000 m2 is to be constructed with completion scheduled for the first quarter of 2020. The tenant Veddestagruppen will move in with all of the group’s four operations.
An agreement has been made between Logicenters and Skanska concerning a 25,000 m2 logistics facility in Arlandastad. The development is being undertaken by Skanska, and the property has been acquired by Logicenters. The property is scheduled for completion during the first quarter of 2020. The facility will have modern specifications and will be adapted to accommodate the needs of the tenant Veddestagruppen.
Arlandastad’s proximity to the international airport in Stockholm as well as both the E4 and E18 highways make the location an important logistics and transport hub. Logicenters has previously invested in another facility in the same area, which is now under development.

Can increase capacity by 50 percent
Veddestagruppen currently comprises the subsidiaries Veddesta Distribution, Veddesta Transport, Multi Logistik and Bemanningsstyrkan. The new facility will accommodate all operations, enabling the group to increase its warehousing capacity by up to 50 percent.
“As a result of Veddestagruppen’s growth, we needed to move to larger premises and Logicenters was able to offer the most attractive solution to meet our needs. A facility in Landskrona marks the first step into the Skåne market for real estate provider Logicenters. A modern logistics facility featuring roof-top solar panels is to be constructed at the Kronan business park. The 24,000 m2 property is scheduled to be completed in 2020 and Thomas Cook Travel Retail will be the first tenant to move in.
As a market leader and developer of modern logistics facilities, Logicenters has a significant presence in logistics hubs in the Nordic region. The company is now establishing itself on the Skåne market via a new development on Företagsvägen in Kronan business park, an excellent logistics location in the Öresund region. In addition to the facility’s modern specifications, solar panels will be installed on the roof, which is in line with Logicenters’ strategy on sustainability and energy efficiency. Construction begins immediately, and the facility is scheduled for completion in the second quarter of 2020. The tenant Thomas Cook Travel Retail will utilise 12,000 m2 of the property’s total of 24,000 m2, divided into 10,000 m2 of warehouse space, a 1,500 m2 mezzanine and 500 m2 of office space.

Logicenters has signed a ten-year contract with Systembolaget for the lease of a modern logistics facility in Brunna Logistics Park. The property is under development and is scheduled to be ready for occupation during the second quarter of this year. The facility will have a total area of 24,000 m2 and Systembolaget will lease a large proportion of this.
Logicenters welcomes Systembolaget to Brunna Logistics Park, north of Stockholm. The 24,000 m2 property will consist of high-bay racking, mezzanines and offices, and Systembolaget will utilise a large proportion of the space. Brunna Logistics Park is located directly alongside the E18 motorway and close to the E4, which is an ideal strategic location for Systembolaget’s warehouse.
The construction, which is being undertaken by Logicenters, is already in full swing and is scheduled to be completed in the second quarter of this year. Systembolaget is expected to get access to its new and modern facility in Brunna Logistics Park on June 1 this year.

Attractive space available at Brunna Logistics Park
Logicenters has been present in Brunna Logistics Park since 2017 and it has turned out tobe an important location for the company. The tenants include Zalando and Bythjul Norden and soon Systembolaget. There is still space available for lease in the newly developed facility.
“We are now signing our fourth customer at Brunna Logistics Park and even though the properties are filling up quickly, there is still space available in the facility currently under construction. In autumn 2018, Logicenters completed the development of a 30,000 m2 logistics facility. The project, owned by Logicenters, has now been selected as a winner at the largest transportation and logistics fair in the Nordic region. Its optimal location in the municipality of Upplands-Bro, just outside Stockholm, the environmental certification according to Green Building and optimised floor space with mezzanines on three levels have enabled the logistics facility to meet the award criteria.
The award is presented by Intelligent Logistik and aims to highlight a facility which meets a real need, is innovative and a smart solution from the perspective of flow for users and customers in its choice of logistics location, is energy efficient and provides the lowest possible environmental impact and is a workplace that safeguards the well-being of its employees.

“Zalando’s facility in Brunna is a step in the logistics chain that has a clear starting point to improve service for its customers. The location in Upplands-Bro is ideal for serving customers in both the Nordic region and Stockholm region with fast delivery. FREJA Transport & Logistics A/S has operated from the facility in Høje-Taastrup since 2004. A new lease has now been signed between Logicenters and FREJA to extend this cooperation for a further 15 years. Additionally, the property is currently awaiting new upgrades.
The lease has now been extended between property owner Logicenters and tenant FREJA. Since 2004, the transport and logistics company has operated from the property in Høje-Taastrup in Denmark. The new agreement means that FREJA will stay until 2033, an extension of 15 years. In addition, a part of the 15,929 m2 facility will be upgraded to handle pharmaceutical products, including fitted with a new heating and cooling system.
The facility is located at Litauen Allé 6 in Høje-Taastrups TransportCenter, 15 km from Copenhagen. FREJA Transport & Logistics A/S supplies and stores goods, such as pharmaceuticals, to customers who place high demands on transport as well as warehouse logistics. Furthermore, the facility it is one of FREJA’s international cross dock locations in Denmark.

We strive to be a strategic partner to our tenants and understand the importance of offering flexible facilities with modern specifications. The new property built by Logicenters for Speed Group in 2018 is now to be expanded. The logistics facility will be a total of 83,000 m2 in size, equivalent to 12 football pitches. Located in strategic Viared, the environmentally-rated facility will become one of the largest in the Nordics and an important project for all the parties involved.
In just nine months, Logicenters completed a 38,000 m2 property for Speed Group in Viared, just outside Borås. This autumn, work will begin on a significant expansion to the building. A total of 45,000 m2 will be added, meeting Speed Group’s continued need for more logistics capacity. Located on Prognosgatan, the logistics facility will be half a mile long and well signed along the R40 main road.
– It is great for us to begin the development of what will ultimately be our largest facility by far. It will be larger than Globen is in volume, as well as being located in one of Sweden’s best logistics locations. This is the sixth property we have developed here in Viared and we are continuing to invest here because we have an excellent relationship with the city of Borås. They are fast-paced, forward-looking and invests a great deal in the industry, which is important considering the continued need for logistics, says Matthias Kettelhoit, Commercial Head, Logicenters.
Focus on growth and environment
Speed Group is in a growth phase and is leasing the entire logistics facility. The company estimates that five major customers will fill what will become an 83,000 m2 facility and that around 200 jobs may be created as a result of the expansion. The decision was also driven by the environmental aspect. By investing in a large facility within the logistics hub represented by Viared, internal transport is reduced. The property also has an environmental classification from Green Building.
– Every investment in our property portfolio must drive both continued growth and environmental perspectives. This property will become Speed Group’s primary logistics facility, something which is made possible well-established collaboration with both Logicenters and the city of Borås. Together, we managed to keep to a tight schedule for the first stage and now it is going to be great fun to expand. There is a positive working climate between all parties and together we will develop something outstanding for Borås, says Peter Nilsson, CEO, Speed Group.
Major investment in Viared industrial park
To date, this development with Logicenters and Speed Group is the largest project the city of Borås has worked on. The industrial park continues to grow as a logistics hub in Scandinavia and the city of Borås has been actively working to facilitate the processes. Recently, the municipality received the Årets Klättrare award from the Swedish Construction Federation, recognising its improvement through the year.
– We have been working hard to simplify and speed up the process of Logicenters’ further development, just as we do with all projects. The first stage went smoothly and with stage two, this development has become the largest project we have worked on. Logicenters has expanded its property portfolio in Norway with the acquisition of a newly developed logistics facility in Råde, Norway. The purchase was signed with futures contracts and now the 8,000 m2 facility is ready for the tenant New Wave to move in.
In June 2017, Logicenters signed an agreement with Fauna Eiendom AS for the acquisition of a planned new development of a property in Råde, Norway. The 8,000 m2 logistics facility is now ready for the tenant New Wave to move its operations into it. The development of the facility has resulted in 1,500 m2 of office and exhibition space, as well as 6,500 m2 of warehouse space.

New Wave Group is listed on the Swedish stock exchange and is primarily active in the development and sale of various textile products aimed at the the corporate market. The company also owns the Craft sports brand.
Logicenters has now completed the extension and renovation of a 12,500 m2 logistics facility in Vallensbæk. A lease agreement has also been signed with Imerco A/S, which is now able to begin operating from the property.
In just six months, Logicenters has completed the development of a logistics facility in Denmark which is now ready for handover. The lease agreement, drawn up in March 2018, runs in collaboration with Denmark’s largest retail chain for household products, Imerco A/S.
In 2015, Logicenters acquired the 12,000 m2 property which has now been transformed into a 12,500 m2 modern logistics facility by converting large office area and low ceiling warehouse into modern high ceiling warehouse. In addition to the development the upgrade has included renovation in the form of installation of docking doors and upgrading of the property’s previous general appearance.
