Logicenters continues its major investment in solar energy

Logicenters is continuing its major investment in solar energy by signing an agreement to install solar cells at a further nine of its facilities. In total, the company has installed solar cells with an expected annual production of 30 GWh – equivalent to household electricity for the whole of Mora.

In April, it was announced that Logicenters had begun construction of the Nordic region’s largest rooftop solar cell plant in Bålsta. This project is in line with the ambitions of Logicenters and NREP to lead development of a carbon-neutral property sector, reaching net zero as early as 2028.

The investment on renewable energy has grown during the autumn and the logistics property company has now signed an agreement to build solar cell plants at a further nine of its facilities. The new installations are expected to generate a total of 2.6 GWh per year, equivalent to electricity for around 520 households.

“As customers today look at their supply chain, we cannot ignore the impact on our environment. The carbon footprint of the property sector is too large to ignore. Sustainable construction, with a major investment in renewable energy, is our most important journey as a company. We at Logicenters really want to lead the way, showing what is possible,” says Matthias Kettelhoit, CEO at Logicenters.

Logicenters is currently active in a total of five countries where it has installed solar cells with predicted annual generation of 30 GWh, enough to supply electricity to the entire city of Mora (6000 households). A figure that is constantly increasing.

“In addition to being climate-smart, solar energy is almost always profitable in relation to the lifetime of the panels. How quickly they pay for themselves depends on the cost of installation, which has risen in the wake of the energy crisis, and on the price of electricity, which is also on a steep upward trend. However, those who invest in solar cells get a fixed predictable electricity price which is appreciated,” says Jon Malmsten, solar energy expert at Logicenters.

All of the new solar cell plants are scheduled for completion in the second quarter of 2023.

E-commerce in expansion: Web-based Care of Carl moves into Logicenters’ facility

Earlier this year, Logicenters signed a lease with e-retailer and Borås company Care of Carl. The web-based menswear store is now moving into Logicenters’ facility in Viared, just outside Borås. Care of Carl has leased an area measuring approximately 12,000 m², equivalent to half of the property’s floor space. Consequently, the remaining area is available for additional tenants.

E-commerce is currently breaking all records, with e-commerce companies experiencing almost explosive developments during 2020. The keys to Logicenters’ property in Viared, just outside Borås, have been handed over to web-based menswear store and Borås company Care of Carl, which is now moving into the property. The e-retailer’s new property has been equipped with all the technical specifications required for modern logistics operations. The facility’s technical solutions have also been adapted to suit the e-retailer’s operations.

Geographically speaking, Viared has an ideal location for logistics. Its proximity to Landvetter Airport and the major cities of Gothenburg and Jönköping makes it very attractive to a range of different sectors – not least fast-growing e-retailers. The area is also ranked as Sweden’s main area for logistics. With Care of Carl moving into half of the property, this means that the other half – approximately 12,000 m² – is available for additional tenants, with the opportunity for rapid occupancy.

The Nordic region’s largest solar electricity plant contributes 2.6 million kilowatt hours to local community

Construction of Logicenters’ solar plant now under way:

With an area of 60,000 m² and capacity of 5 megawatts, the solar plant in Borås is the largest ever installed on a rooftop in the Nordic region. Behind the investment is real estate investor NREP through its logistics arm, Logicenters, and tenant Speed Group. Solkompaniet has been commissioned to erect the plant and installation of the solar cells has now begun. In addition to meeting the property’s electricity needs, it is estimated that the plant will contribute with 2.6 million kilowatt hours of solar electricity to the grid. The rooftop plant will be by far the largest in Sweden.

According to the Swedish Energy Agency’s statistics, only one solar plant with a capacity of more than 1 megawatt was built in Sweden in 2019. Said plant was built on the ground and has a capacity of 1.5 megawatts. A plant is now being developed which is more than three times this size – the largest rooftop solar plant in the Nordic region. In order to push the transition to renewable energy, Logicenters – the real estate investor NREP’s logistics branch – and its tenant Speed Group are using the rooftop of the 83,000 m² logistics facility in Viared, outside Borås. It is estimated that the solar cells can produce 4 million kilowatt hours annually, which is equivalent to the annual electricity demand for 1,800 all-electric cars.

“The roofs of large logistics facilities are the ideal location for installing solar plants. Therefore, it feels important that, as developers and owners of logistics properties, we are at the forefront of solar electricity production on our rooftops. We have a number of ambitious sustainability goals, one of which is to operate all our properties using renewable energy. And the demand for solar electricity is high from both companies and individuals – something which we can now fulfill. This facility will meet the tenant’s electricity needs on an annual basis, contribute more renewable electricity to the grid for the inhabitants of Borås to use and can save the environment up to 2,000 tons of CO₂ emissions per year”, says Matthias Kettelhoit, Head of Logicenters at NREP.

During 2020, electricity prices have been 40 percent higher in central Sweden than in northern Sweden. It shows very clearly that we have a lack of transmission capacity and too little electricity generation south of the Dalälven river. This means that solar electricity, when it is developed on both roofs and in solar parks, can make an important contribution to the demand for electricity during the summer months in central and southern Sweden.

“The large solar plant will help to meet the increased electricity demand for electricity in southern Sweden with locally produced renewable electricity. An important contribution to the transition to a completely renewable electricity system”, says Johan Öhnell, chairman of Solkompaniet, which will build the plant during the autumn.

The energy tax – an obstacle to widespread solar production
There is great potential to produce solar energy in Sweden. At the same time, current energy taxes penalise those installing large solar plants. Companies generating solar power on their properties are taxed on the electricity they generate when a solar plant exceeds the power limit of 255 kilowatts. The government has recently proposed raising the limit to 500 kilowatts, but the Borås plant is ten times that size. The companies behind the solar plant in Borås have the capacity to contribute electricity from renewable energy sources – but are calling on the government to rethink and remove the limit altogether.

“NREP has a total of 2.5 million square metres of real estate in the Nordic region and is continuing to make climate investments such as solar cell installations on a number of rooftops. But the government has a heavy responsibility in expanding the financial incentives for this type of venture. An energy tax on self-generated solar electricity, used partly by the company itself and partly contributing renewable electricity to the electricity grid, is not the right way to go. We have a number of ambitious sustainability goals, one of which is to operate all our properties using renewable energy, but there must be an increased cooperation between various players in the community“, says Stefan Wallander, CEO of NREP in Sweden.

“Our major customers demand an action plan from Speed Group, in order to contribute to the goal of a maximum increase in global warning of 1.5°C, in line with the Paris Agreement. The installation of the solar plant is our single greatest step towards meeting our customers’ high sustainability requirements,” says Mats Johnson, CEO of Speed Group.

E-retailer Care of Carl to partner with Logicenters in Borås

The web-based menswear store Care of Carl has now signed a lease with Logicenters. It will make the move to Logicenters’ facility in Viared, just outside Borås, in October 2020. Care of Carl will lease approximately 12,000 m², equivalent to half of the facility’s capacity. This means that the remaining half of the property will be available for other tenants with the opportunity to move in during the autumn of 2020.

Borås-based company Care of Carl is to become a new tenant at the Logicenters facility in Viared. It is scheduled to move into the modern property, built in 2012, in October 2020. The building has technical specifications optimised for modern logistics operations and will be further adapted to the new tenant’s requirements. Of the almost 24,000 m² property, Care of Carl is leasing around 12,000 m², with half of the property’s floor area remaining available to other tenants.

“We are delighted to welcome Care of Carl to its new logistics property in Viared. It will move into a modern facility with all the specifications required to operate effective logistics. In addition, the property is located in one of Sweden’s best logistics sites. Care of Carl is an exciting company in the rapidly growing e-commerce sector and we hope that it will be very successful at its new property,” says Matthias Kettelhoit, Head of Logicenters.

The property is located in a very visible site along the R40 main road. Its proximity to both Gothenburg and Jönköping means that the area is ranked as Sweden’s primary logistics area. The vicinity to Landvetter Airport also makes it very attractive to logistics companies.

The additional storage space will support our continued expansion while also enabling us to streamline internal processes. Being able to keep the warehouse in Borås, as both a strategic location and the company’s hometown, was a requirement for us and we are very pleased that we have succeeded in this. Logicenters and Speed Group build Nordic region’s largest roof-top solar cell plant

Nordic region’s largest roof-top solar cell plant, both in terms of area and capacity Logicenters will now build on the logistics property leased by Speed Group in Viared, outside Borås. The new solar plant will encompass 60,000 m² and have a capacity of 5 MWp. The solar cells are estimated to be capable of producing 4 GWh of electricity a year, corresponding to the electricity consumption for 800 homes.

In 2018, Logicenters began work on expanding the already 38,000 m² property to a total of 83,000 m² on behalf of Speed Group, a logistics operator owned by Ratos. The logistics facility is one of the largest in the Nordic region and is strategically located along the Swedish national road 40, just six kilometres from Göteborg. Logicenters will now further develop the environmentally-rated facility by installing a solar cell plant on the roof of the property.

“We are very proud to be working with Speed Group to take a major step forward in the transition to green energy. Building for a sustainable future is at the heart of our sustainability work and this project will enable us to prove that our buildings can actually be part of the solution, rather than part of the problem. And despite the fact that the tax on solar energy currently penalises large solar plants, we cannot postpone major and important climate investments in the future,” says Matthias Kettelhoit, Head of Logicenters.

The roof-top solar cell plant will have an electrical capacity of 5 MWp and a full area of 60,000 m². This will be the Nordic region’s largest roof-top solar cell plant, both in terms of area and capacity. The plant is scheduled for completion in 2020 and is expected to produce 4 GWh of electricity per year, which could supply around 800 standard homes with electricity for a full year.

“Ratos is convinced that there is a strong link between sustainability and long-term value creation. And we are now putting our money where our mouth is by working on the construction of a solar plant of this size. As recently stated, we do still maintain that taxing self-generated electricity which is used in-house is not the right way to go, but we cannot let this stop us from making the right choice in the long term,” says Christian Johansson Gebauer, Area Manager for Construction & Services at Ratos.

It is calculated that the new solar plant will produce 33 percent more electricity than is currently consumed by the property. Speed Group will use some of the electricity in its daily operations, but the surplus will be available to other users through the electricity grid.

“We are very pleased to have a solar cell plant of this calibre installed on the roof. This is the right way to go, both from a climate perspective and a market perspective, as we are finding that more and more customers want to work in properties powered by green electricity. The fact that a considerable amount of daily operations will be powered by self-generated green electricity from solar cells on our own roof is gratifying both for Speed Group, our customers and not least for the environment,” says Mats Johnson, CEO of Speed Group.

Logicenters and tenant Speed Group have been nominated for Logistics Establishment of the Year 2019 for logistics facility in Borås

For the third year in a row, Intelligent Logistik will be presenting the prestigious award Logistics Establishment of the Year. The idea behind the award is to highlight interesting logistics projects and mirror the progress currently being made within the logistics industry. Last year, Logicenters won together with tenant Zalando for the logistics facility in Brunna. This year, Logicenters has the opportunity to take home the prize once again.

The jury’s nomination for Logicenters’ and Speed Group’s facility in Viared, Borås:

The largest logistics development of the year with an ambitious building rate, with a total of 83 000 sqm being built during two effective phases in 2018 and 2019. The facility is one of the largest TPL-facilities in the Nordics with further plans on automation (Autostore). Interesting business arrangement with staffing operations used as a basis for the running of TPL-business, something being seemingly cost efficient. TPL is a growing industry, and the establishment of this facility mirrors a clear trend within the logistics development industry.

The award ceremony will take place on the main stage during Logistik & Transport at 16.30 on the 5th of November.

Logicenters develops one of the Nordic region’s largest logistics facilities for Speed Group

The new property built by Logicenters for Speed Group in 2018 is now to be expanded. The logistics facility will be a total of 83,000 m² in size, equivalent to 12 football pitches. Located in strategic Viared, the environmentally-rated facility will become one of the largest in the Nordics and an important project for all the parties involved.

In just nine months, Logicenters completed a 38,000 m² property for Speed Group in Viared, just outside Borås. This autumn, work will begin on a significant expansion to the building. A total of 45,000 m² will be added, meeting Speed Group’s continued need for more logistics capacity. Located on Prognosgatan, the logistics facility will be half a mile long and well signed along the R40 main road.

– It is great for us to begin the development of what will ultimately be our largest facility by far. It will be larger than Globen is in volume, as well as being located in one of Sweden’s best logistics locations. This is the sixth property we have developed here in Viared and we are continuing to invest here because we have an excellent relationship with the city of Borås. They are fast-paced, forward-looking and invests a great deal in the industry, which is important considering the continued need for logistics, says Matthias Kettelhoit, Commercial Head, Logicenters.

Focus on growth and environment
Speed Group is in a growth phase and is leasing the entire logistics facility. The company estimates that five major customers will fill what will become an 83,000 m² facility and that around 200 jobs may be created as a result of the expansion. The decision was also driven by the environmental aspect. By investing in a large facility within the logistics hub represented by Viared, internal transport is reduced. The property also has an environmental classification from Green Building.

– Every investment in our property portfolio must drive both continued growth and environmental perspectives. This property will become Speed Group’s primary logistics facility, something which is made possible well-established collaboration with both Logicenters and the city of Borås. Together, we managed to keep to a tight schedule for the first stage and now it is going to be great fun to expand. There is a positive working climate between all parties and together we will develop something outstanding for Borås, says Peter Nilsson, CEO, Speed Group.

Major investment in Viared industrial park
To date, this development with Logicenters and Speed Group is the largest project the city of Borås has worked on. The industrial park continues to grow as a logistics hub in Scandinavia and the city of Borås has been actively working to facilitate the processes. Recently, the municipality received the Årets Klättrare award from the Swedish Construction Federation, recognising its improvement through the year.

– We have been working hard to simplify and speed up the process of Logicenters’ further development, just as we do with all projects. The first stage went smoothly and with stage two, this development has become the largest project we have worked on. This will of course guarantee continued good growth with investment and jobs in the future, says Daniel Göök, Establishment Manager, Commercial Division in Borås City.
