Logicenters will expand Kitron Sweden’s factory in Jönköping

Logicenters and Kitron Sweden has entered an agreement to expand its property in Jönköping. The new part of the building will be approximately 6000 m². Kitron will have a total area of approximately 14000 m² by the second half of 2025.

“The activity level is high at the Jönköping factory, and we see growth in relevant market sectors in the coming years. In order to handle the expected growth, we need more capacity, and the expansion is the answer to this need. I and the rest of the team really look forward to this process being completed”, says Stefan Hansson Mutas, Managing Director of Kitron Sweden.

The expansion of the factory will add approximately 6000 m² and will be completed during the second half of 2025. After the expansion, Kitron will have approximately 14000 m² available for production in Jönköping.

BSH moves into their new extension in Nykvarn

A year ago, an expansion of Logicenters’ property in Nykvarn was initiated at the request of tenant BSH Home Appliances. Now, the company has moved into the newly added section of the property – which has a new total area of 47,603 m².

BSH Home Appliances is a leading company in home appliances and small electrical products, representing well-known brands such as Bosch and Siemens. The company has previously operated from Logicenters’ facility in Nykvarn and has now expanded the premises by 7,543 m² to meet increased volumes and support its growing operations.

“Our strategically well-located warehouse in Sweden is ideal in terms of transport networks, access to skilled labour, and proximity to our customers and consumers. These advantages led us to decide to remain in the area, expand our current building, and continue our growth with a strong focus on delivering high-quality services to our customers. The high-quality building was delivered by Logicenters. While the paperwork took longer than expected, the construction process followed the timeline perfectly, which highlights our longstanding and successful partnership”, says Sergey Arsenenko, Head of Logistics Northern Europe at BSH Home Appliances.

The property is strategically located near key transport routes such as E4 and E20. It is just eight kilometres from Södertälje and 40 kilometres from central Stockholm. The highways also provide smooth connections to cities such as Eskilstuna and Örebro, which facilitates both regional and national logistics.

Kjell Group invests in a new automated warehouse from Logicenters

As part of the development of Kjell Group AB as the obvious choice in everyday technology, and to enable continued profitable growth, the company has entered a long-term lease agreement with Logicenters for a new state-of-the-art automated robot warehouse in Staffanstorp. The new central warehouse will enable even faster and more efficient deliveries for both service points and e-commerce.

Kjell Group has entered into a long-term lease agreement for a warehouse property with Logicenters. The new central warehouse is approximately 10,000 m² with the possibility of further expansion in the future. The property is environmentally certified and is designed to minimize energy use with solar panels installed on the roof.

The new state-of-the-art warehouse will have a cost-effective and climate-smart automation solution from Autostore. Robots will pick and pack goods to meet increasing sales volumes, optimize the efficiency of the logistics chain and improve the customer offering. The investment in automation is estimated to amount to approximately SEK 80 million in 2025-2026 and is expected to reduce distribution costs and increase efficiency by approximately 30 percent. The new warehouse is expected to be operational during the fourth quarter of 2025 and fully integrated during 2026.

The innovation project in Bålsta – a groundbreaking showcase for sustainable real estate development

Nrep Logicenters has successfully completed a unique innovation project in Bålsta. The state-of-the-art logistics facility is not only the world’s largest hemp-insulated building but also the first to utilize bio-based materials throughout its structure. As part of the project, the company has strived to minimize the carbon footprint of both materials and operations, setting a new global standard for sustainable construction with a total carbon footprint of only 135 kgCO2/m².

This innovation project represents a pioneering effort to significantly reduce the carbon footprint throughout the building’s life cycle. The project incorporates various sustainable solutions such as timber frame, custom-made wall elements, linseed oil-based asphalt, eco-concrete, and solar panels.

“This project stands as a testament to Nreps’ unwavering commitment to driving change in the real estate sector. It is our hope that this endeavor not only transforms the way we approach construction and real estate, but also serves as a catalyst for positive change across industries, making a lasting impact on the world we live in”, says Carl-Adam von Schéele, Head of Nrep Sweden.

With its harmonious blend of aesthetics, functionality, and state-of-the-art sustainability features, this project serves as an inspiration and a blueprint for the logistics facilities of the future. One of the major challenges was finding certified and approved materials that met relevant standards and underwent full-scale testing. To achieve the high sustainability goals of the project, Logicenters had to go beyond existing materials and challenge every detail, resulting in a range of new innovative solutions, such as wooden wall panels with local hemp insulation. These solutions not only minimize carbon emissions but also reduce maintenance needs. An industrialized process to produce this product was developed under the project, making it now available in the market. The use of bio-based materials has reduced carbon emissions by 88%, and the building is also demountable to promote reuse and circularity.

“The project’s total carbon emissions are as low as 135 kgCO2e/m², which, according to our knowledge, is the lowest achieved for a logistics building. Since logistics properties are not subject to the same environmental requirements as, for example, housing, it is particularly important that we ourselves raise the bar and showcase what is possible driving development forward”, says Eva Sterner, Development Manager at Logicenters.

Great attention has been given to the design of both the building and the outdoor spaces, aiming to promote staff well-being and enhance the entire area. The project includes ponds, a pavilion, and recreational areas to create a harmonious working environment. With its wooden construction blending seamlessly with the natural surroundings, the project not only reduces its climate impact but also contributes to a healthy indoor climate and a warm, peaceful atmosphere.

“The building is not only sustainable and functional, but also aesthetically pleasing and architecturally thoughtful. It promotes productivity, community, and well-being, which is quite unique for logistics buildings”, adds Eva Sterner.

Logicenters leases 25,000 m² to Apohem in Kallhäll

In early 2025, the Swedish online pharmacy and e-commerce company Apohem, owned by Axfood and Novax, will move into Logicenters speculative build in Kallhäll. With this new agreement, the facility at Slammertorp 4:2 is now fully leased.

Apohem has signed a lease for 25,000 m² with room for future expansion. The property is optimally located near Stockholm and the E18 highway, providing excellent accessibility for both customers and employees. Additionally, the nearby commuter train station, just a few minutes’ walk away, will help reduce the number of cars on the road, in line with both Apohem’s and Logicenters sustainability goals.

KåKå becomes new long-term tenant at Logicenters in Staffanstorp

KåKå has signed a long-term lease agreement with Logicenters for a large facility in the Kronoslätt industrial park. The warehouse will be specifically designed to handle frozen, chilled, and dry goods, and will include dining areas, lounge spaces, conference rooms, a gym, and workstations. The facility is expected to be completed in the second quarter of 2025.

Since 1927, KåKå has been an innovative driving force in the Swedish bakery market. The company is currently Sweden’s leading supplier of ingredients and accessories for bakeries, pastry shops, and the general baking industry. KåKå is also a part of Orkla Food Ingredients.

It has now been confirmed that KåKå is entering a long-term lease agreement with Logicenters. The agreement in Kronoslätt industrial park spans over 15 years and includes a large property tailored to the needs of the tenant – with excellent solutions for handling the bakery supplier’s frozen, chilled, and dry goods. KåKå will retain its headquarters in Lomma.

The property on Västanvägen in Staffanstorp will be expanded to approximately 60,000 m². With its proximity to Malmö and the Öresund region, the area’s geographical location is attractive to various types of companies. Current tenants in the area already include First Class Brands, BMW, Microsoft, Bona, Ecolution, AlfaLaval, and Elbutik.

Additionally, cities such as Copenhagen, Helsingborg, and Lund are all within an hour’s drive from the facility.

ÅJ Distribution becomes a long-term tenant in Logicenters new property in Kallhäll

In the beginning of 2025, the company ÅJ Distribution will move into a 7,000 m² customized area in Logicenters ongoing construction of a total of 31,000 m² on Mejerivägen in Kallhäll.

It is now clear that ÅJ Distribution, which works with third-party logistics, will be the first tenant in Logicenters new property in Kallhäll. It is a long-term agreement for 7,000 m² with the possibility for expansion.

” It feels exciting that we can present ÅJ Distribution as one of our new tenants in Kallhäll. It is a great trust that we have received, that they choose us for their first move in over 20 years. Ekolution moves in with Logicenters in Staffanstorp and continues its investment in the insulation of the future

A new tenant is now confirmed for Logicenters facility in Kronoslätts logistics park. The sustainable insulation company Ekolution is expanding its operations by taking over 11,500 m² in an existing property. The move will take place during the second half of 2024.

Ekolution works to address challenges regarding sustainability, energy efficiency, and carbon emissions in the construction and real estate industries – something they have already done in Logicenters innovation project in Bålsta, where they delivered CO2-binding hemp fiber insulation. Before the move, the premises will be adapted to accommodate Ekolution’s machinery in the existing property.

With its proximity to Malmö and the rest of the Öresund region, the geographical location is attractive to many companies. The facility is five minutes away from the E6 and E22, connecting the logistics park to the highway network in the Nordic region – with fast and smooth transport connections.

Logicenters is developing one of the company’s largest solar power installations for Frigoscandia in Hyllinge

Logicenters continues to invest in renewable energy in its properties. The logistics real estate company is now set to build one of its largest solar power installations in collaboration with Frigoscandia in Hyllinge.

Despite the ongoing energy crisis and a declining economy, Logicenters persists in its sustainability efforts by expanding solar energy on the rooftops of its properties. In partnership with the contractor Soltech, the company will install solar panels on Frigoscandia’s new logistics facility in Hyllinge.

The property will host Logicenters fifth-largest solar power installation, with an installed capacity of, 3571 kWp covering an area equivalent to five football fields. With this new facility, Logicenters will reach a total installed capacity of 38 MW, reinforcing its position as the real estate company with the most solar panels – both in absolute numbers and in terms of managed area.

“It is important for us at Logicenters to take significant responsibility for the energy transition. Skåne County is the area in Europe with the lowest production capacity relative to consumption, so it feels particularly important that we are building here in Hyllinge and helping to relieve the power grid in the region. The electricity from the solar panels will be used directly in the facility and reduce the need for purchased electricity by nearly 25 percent“, says Jon Malmsten, Solar Energy Expert at Logicenters.

Frigoscandia’s new facility, spanning 36,000 m², is expected to be completed in the last quarter of 2024 and will be specifically designed for the storage of food in multiple temperature zones. This is particularly suitable for solar panels, as more electricity will be needed to maintain the cold when the sun is shining.

“For us at Frigoscandia, it is entirely natural to integrate solar panels into our properties to reduce our carbon footprint and contribute to our customers’ sustainability goals. Electrification in society is happening at a faster pace than the power grid is equipped for. Therefore, we see solar panels as a necessity to contribute to the common good by relieving the grid when the opportunity arises“, says Mårten Koshko, COO Warehousing & Real Estate at Frigoscandia.

Logicenters continues its investment in Eskilstuna and acquires a property of 71 600 m2

Logicenters is now acquiring a warehouse facility in Eskilstuna with a total area of 71 600 m². The logistics company Logent – operating on behalf of Beijer Byggmaterial – will be the tenant in the property. The facility also includes a building right for an additional 27 000 m²and is expected to be completed by the end of April 2024.

Through a forward purchase agreement, Logicenters is acquiring Beijer Byggmaterial’s central warehouse in Eskilstuna. In addition, it includes a building right of 27 000 m² on the same plot. The property will be leased by the logistics company Logent AB, which manages operations for Beijer Byggmaterial.

“Logent has been a part of the project since day one and has played a significant role in the design and layout of the property to ensure optimal conditions for the efficient operation of Beijer’s logistics. For Logent, it feels good that the property has found a long-term and stable owner through Logicenters’ acquisition of Beijer Byggmaterial’s central warehouse in Eskilstuna. This creates the conditions for us to continue offering high-quality logistics solutions to our customers. Logicenters are competent in property management, and we feel confident that they will be a good partner that creates the conditions for continued seamless collaboration for our operations”, says Daniel Rhedin, Vice President Solution Design at Logent AB.

The property is strategically located near Highway 53 and E20, with direct access to Stockholm – and by car, you can reach Eskilstuna in just 17 minutes. Buses run between Kjulamon and Eskilstuna every half-hour, making it convenient for customers and employees.

Logicenters is acquiring the completed facility from the current property owner, Charmilla Eskilstuna AB, who views the agreement positively.
