Two new tenants for Nrep Logicenters in Trondheim

The logistics companies IPS Nordic AS and Litra have signed a lease agreement with Nrep Logicenters for a property at Løvåsmyra in Trondheim, Norway. The property was acquired in 2022, and the move-in marks a new step in Logicenters’ growth journey in the Norwegian market.

– The property has a prime location with excellent logistics conditions, which attracts strong players. We wanted to establish a service center in Trondheim due to the good growth opportunities, and this modern combination property suited us well, says Per Karlsen of IPS Nordic.

Løvåsmyra 8 is strategically located with strong exposure to the E6, only 15 minutes from Trondheim city center and just two minutes from the nearest highway entrance. The location is particularly suitable for last-mile logistics, enabling efficient service to Trondheim and the surrounding regions.

Logicenters and OAC enter large partnership in Gardermoen

Logicenters, Nrep’s logistics platform and Oslo Airport City (OAC) have entered into an agreement to establish a joint venture (JV) and partnership to develop OAC’s Logistics Park in Gardermoen Næringspark, North of Oslo. The area was detail zoned this summer, and the collaboration includes land of approximately 480,000 m² and a buildable area of approximately 353,000 m².

The aim is to develop modern and attractive logistics and warehouse buildings over the next few years. OAC and Nrep Logicenters are already in dialogue with several potential tenants for upcoming development projects.

Gardermoen has established itself as Norway’s most attractive logistics and distribution hub, with immediate proximity to the airport and main roads. The land bank is centrally located in Gardermoen Business Park and is one of Norway’s largest development areas – a highly strategic choice for Logicenters’ expansion. Logicenters has a considerable land bank south of Oslo and will with this strategic partnership have strong presence in the North-axis as well.

Logicenters makes a major investment in Moss by acquiring Marine Trading AS

Logicenters continues its commitment in Moss and has entered into an agreement with Gudmund Harlem to acquire the company Marine Trading AS. The transaction involves the acquisition of all nine logistics properties owned by Marine Trading AS in Moss, along with a significant land bank in Våler Næringspark.

In the spring, Nrep secured the largest European value-add real estate fund ever with over 40 billion Norwegian kroner in equity capital, intended for investments in the Nordic and Northern European regions. In May, it was also announced that the fund’s Norwegian venture acquired two central office properties from Entra for 1.5 billion Norwegian kroner. Now, we can announce that another significant transaction has taken place in Norway with the acquisition of the logistics developer Marine Trading AS.

”Marine Trading AS properties fit well into our Northern European portfolio, with flexible buildings suitable for both large and small logistics tenants. Logicenters has great confidence in Moss as a logistics hub with proximity to the European road and port, as well as attractive access to qualified labor. The acquisition is a strategic step to increase Logicenters presence in the logistics sector in Norway and ensures more land to continue developing logistics properties south of Oslo. Logicenters is currently building a logistics facility of over 20,000 m² in Moss on speculation and is expanding its portfolio in the area.

Logicenters is pleased to acquire nine good properties with a total of 78,000 m² of logistics and simultaneously enter a collaboration with Gudmund Harlem, who becomes a co-investor and will take on an operational role to assist with leasing and further development of the land bank.

Nrep Logicenters strengthens its sustainability through one of Norway’s first BREEAM Excellent certified logistics properties

Nrep Logicenters property in Norway, with Oda as a tenant, has achieved BREEAM Excellent certification – an environmental assessment method and certification scheme for buildings. The certification approves the environmental profile and the commitment to minimize the impact on the environment throughout the property’s value chain.

In 2022, Nrep Logicenters took over the property of approximately 18,500 m² from Eneo Eiendom, with Panelbygg as the contractor, and Eneo Eiendom as the developer until the completion of the building.

Oda’s warehouse is one of Norway’s most modern and efficient logistics properties. The building is now one of the first in the country to be certified with BREEAM Excellent In Use and has an energy class A rating. The facility is Oda’s second distribution center in the Østlandet region and is designed for high inventory turnover and efficient delivery to customers in the area.

The state-of-the-art building places a strong emphasis on energy recovery with its own energy center featuring a CO2-based cooling system, where excess heat is recycled and used for heating the building. Additionally, the roof and large parts of the facade are covered with solar power installations, estimated to produce approximately 1,150,000 kWh of energy annually.

“We have focused on the reuse of building materials. With our solutions for energy production and energy recovery, we have secured BREEAM Excellent certification for the building“, says Morten Hotvedt, CEO of Eneo Eiendom.

Today, the real estate sector accounts for 40 percent of global greenhouse gas emissions. Properties in locations that allow for efficient logistics systems with reduced transportation time, lower energy consumption, and the production of renewable energy are essential to reducing emissions.

Part of the ambition with this purchase was to maximize the use of the building’s facade for solar energy production. A BREEAM Excellent certification applies to the entire building, not just individual products or materials. Therefore, the certification also sets requirements for good indoor air quality, lighting conditions, non-toxic materials, and other health-promoting measures that make the building a pleasant place to be.

“It has been important to us that our warehouse has an environmental profile in line with the values we have as a company. We are pleased that the warehouse not only has a very good environmental profile, which the BREEAM Excellent certification underlines, but that Nrep’s and Eno’s values and climate ambitions also reflect our own”, says Tor Erik Aag, board member and acting head of Norway at Oda.

Logicenters signs lease for 17,800 m2 logistics building with Vinhuset in Vestby

At the Vestby Logistics Park, south of Oslo, NREP Logicenters has now signed a lease agreement with Vinhuset, which is owned by NorgesGruppen. The object of the lease is the 17,800 m² logistics facility Stormåsan 42.
Vinhuset expects to take up residence in September 2023.

It has been announced that Logicenters has signed a lease agreement with Vinhuset Vestby Logistics Park in the Oslo region. The long-term lease agreement is for 17,800 m² in one of Logicenters’ newly developed properties in Vestby, Stormåsan 42. Vinhuset will lease the entire property, totalling 17,800 m². The plot as a whole measures 27,000 m².

Since 2018, NREP Logicenters has developed a total of 135,000 m² of BTA logistics buildings in Vestby, spread across sites measuring 260,000 m².

NREP Logicenters has leased out all its property in Vestby and is now on the lookout for new development opportunities in the region.The lease was signed just before the end of the year, but for the sake of employees and customers has not been made public until now. The property will be very well adapted to Vinhuset’s operations and equipped for future growth. The building will have a clear environmental profile, certified BREEAM Very Good. Solar cells will be installed on the roof and there will be a charging station for electric trucks and cars.

“We would like to thank NREP Logicenters for ensuring that everything ran smoothly up to the signing of the lease and we look forward to moving into an efficient new, modern building adapted to the future and our needs at the end of the summer. Logicenters to install solar cells across 800,000 m2

Logicenters is continuing to concentrate on a sustainable future. To lead the move towards a carbon-neutral sector, the company has decided to more than double its ownership of solar cell installations in the coming years.

With a sustainability goal to be completely carbon neutral by 2028, Logicenters has decided to pioneer the use of renewable energy at its facilities.
The decision has been made to cover roofs with solar panels on all new builds and to install them on existing roofs where possible.

In total, Logicenters aims to install around 800,000 m2 of solar cells over the next three years. This area is equivalent to a total of 133 football pitches. In total, this investment would generate potential annual production of 85,000 MWh, sufficient household electricity for more than the whole of Östersund (24,290 households).

“The logistics property sector has the necessary conditions and therefore a responsibility to take a leading role in the expansion of solar energy on our large roof areas. We are also building for tomorrow, when solar power will be used to charge the electric distribution vehicles of the future. It is here that we at Logicenters feel we can make a big difference,” says Jon Malmsten, solar energy expert at Logicenters.

Over the last year, this ambitious solar cell strategy has already seen construction of the largest roof-mounted solar plant in the Nordic region, covering 80,000 m2. The plant was built for Dagab in Bålsta and is set to become operational in March.

“For me, it goes without saying that we should continue our commitment to solar energy for a carbon-neutral tomorrow. The property sector continues to account for 40% of global emissions and there is an urgent need to find better ways both to develop and to operate properties. Logicenters develops property in Moss

NREP Logicenters has recently acquired 75 000 sqm in Moss, Norway. The plan is to start construction of 20 -25 000 sqm.

In January 2022, Logicenters signed a purchase agreement for a site in Moss, Norway for a total of 75 000 sqm, with takeover after compeltion of development. The site was ready in Q4 2022, and now the logistics real estate operator plans to start construction.

The company shall, without a tenant, begin the development of 20-25 000 sqm on speculation, with the aim of leasing the facility to one or more tenants during or after the construction period.

“We have rented out our entire portfolio of existing properties and want to add more square meters to the portfolio to be able to offer tenants a finished, modern and tailored product”, says Ruben Krantz Kringstad, commercial manager at Logicenters.

Logicenters plans for the property to be completely ready in mid-2024.

Logicenters acquires food distribution property in south-Oslo region

Logicenters continues growing in Norway. The logistics property operator has acquired a fully let distribution facility of 5,900 m2 in Drøbak, just south of Oslo, with a plan to further develop the property.

Last week Logicenters announced its expanding presence in Norway through the acquisition of a last mile property in Skytta, just north of Oslo’s city limits. The logistics property operator’s investment around the capital area continues as it has now acquired a fully let facility in Drøbak, in the south corridor to Oslo.

Logicenter’s new property, Holterkollveien 3, of 5,900 m2 is already fully let, but holds the possibility of further developing more logistics premises on the property. Logicenters plans to start development within the next two years.

The proximity to the southbound route to Sweden is a great fit for tenants with cross-border operations in Sweden,” says Matthias Kettelhoit, CEO at Logicenters.

The property is used as a food-distribution facility, currently let with the long-term tenant Foodbroker AS who is a part of DLVRY Group.

NREP Logicenters acquires last mile asset in the Oslo region

Logicenters continues growing their presence in Norway with a new acquisition. The logistics branch of the Nordic real estate investor NREP has recently acquired a logistics building in Skytta, slightly north of the Oslo city limit. The property is currently undergoing an extension and an upgrade and will upon completion in May 2023 have a total leasable area of 17 000 sqm.

Previously this year, NREP Logicenters acquired their first logistics property beyond the greater Oslo region as they acquired three properties at Løvåsmyra in the Mid-Norwegian city Trondheim. A month later, the company also closer their acquisition of the new ODA distribution center west of Oslo at Liertoppen. Now Logicenters has done another transaction in the Norwegian market, by acquiring a last-mile distribution center in the Oslo region, Brennavegen 20. The seller is a JV-setup between LED Eiendom AS and Furuholmen Eiendomsutvikling, who bought the property in early 2021, and are now extending the building with two new tenants.

Upon completion of the ongoing extension, the property will be 17 000 sqm, which is distributed between four different tenants. The existing building mass is let to Nittedal municipality and Andvord, whereas the new areas are let to the seafood players, Filetfabrikken and Domstein, who are expected to move in by May 2023.

Logicenters signs lease with Schibsted in Vestby

In the Vestby logistics park in the Oslo region, Logicenters has signed a lease agreement with Schibsted Norway. The long-term lease is for 30,500 m2, on Toveien 21, and is in the final stages of the property purchased by Ferd in 2021. Schibsted is expected to move in between March and June 2023.

It’s now a done deal that Logicenters has signed a lease agreement with Schibsted Norway in Vestby logistics park, south of Oslo. The long-term lease is for 30,500 m2 on one of Logicenters newly developed properties in Vestby, with the address Toveien 21, where Schibsted Norway will rent the entire building. This is one of the largest leases signed in 2021 in Norway that has now been announced.

The tenant will combine operations from several subisidiaries wholly or partly owned by the Schibsted Group. Schibsted Trykk is moving its operations from Nydalen to have a more efficient operation with HeltHjem Netthandel AS and Schibsted Distribusjon.

The property will –to a large extent be adapted to the customer’s needs.. The building will have a clear sustainability profile, certified BREEAM «very good». Logicenters are working on a large solar cell plant covering the entire roof and large parts of the facade.
