Logicenters to build fourth logistics center in Pirkkala – foundation stone laid in minister’s presence

Logicenters is developing a new logistics center for Dachser Finland in Pirkkala. Construction has started, and the premises will be completed in early 2025. The foundation stone laying ceremony was held on 25 March at the construction site.

Logicenters is developing a new logistics center for Dachser Finland, a 5,100 m² terminal will be built on a 21,800 m² plot, the foundation stone of which was laid in Pirkkala on Monday. The event featured speeches by Minister of Employment Arto Satonen, Mayor of Pirkkala Municipality Marko Jarva, CEO of Dachser Finland European Logistics Tuomas Leimio, Project Director Joni Alatyppö from SSA Rakennus Oy and Jarkko Äikää, Commercial Director of Logicenters.

The property under development is located near Tampere-Pirkkala Airport.. The property will serve as Dachser’s second logistics centre in Finland and a hub for international traffic, offering an even more comprehensive service model to a wider customer base in Pirkanmaa and elsewhere in Finland.

“Pirkkala is one of Finland’s most important logistics hubs, and we are very happy to be able to offer new modern logistics facilities to the area again. Logicenters already has three previous logistic centers in Pirkkala, and we see Pirkkala as a strategically important place for us to operate also in the future,” comments Jarkko Äikää, Commercial Director of Logicenters.

The Dachser Finland Pirkkala project is part of Logicenters’ strategy to support the development of its customers’ operations. The location near Tampere-Pirkkala Airport provides excellent conditions for logistics operations and is optimal for streamlining Dachser’s logistics operations.

The terminal is seeking a BREEAM Very Good environmental certification. The site will be heated with geothermal heat in the future, and solar panels will be installed on the roof of the site to provide clean energy for the assets operations.

Logicenters is known for modern and sustainable logistics properties. Logicenters has 22 sites in Finland, either completed or under construction. Most of the properties are located in Southern Finland, and the best-known ones include Finnish Design Shop’s logistics centre in Turku, Tokmanni’s distribution centre in Mäntsälä and DB Schenker’s logistics centre in Nurmijärvi.

It is now confirmed that Logicenters will develop a terminal for the logistics company Dachser Finland. The new property will be built near Tampere-Pirkkala Airport – enabling a more efficient logistics flow for the company.

Logistics property developer Logicenters is expanding further in Finland by developing 21,800 m² next to Tampere–Pirkkala Airport. Logicenters will establish a logistics terminal of 5,100 m² for Dachser Finland on the site. The property will function as Dachser’s second logistics center in Finland and as international traffic hub while providing the capability for the company to offer an even more comprehensive service model to a wider customer base in the Pirkanmaa region and rest of Finland.

Dachser Finland provides modern, efficient, and IT-driven logistics services. Already in 2019, Dachser and Logicenters signed their first agreement regarding a property in Kerava, and the new agreement is part of Logicenters strategy to follow customers on their journey. The location near Tampere-Pirkkala Airport is optimal for Dachser’s logistics flow and will be a crucial part of making their operations more effective.

The property will be developed with Breeam certificate, geothermal heat, and solar panels, all in line with Logicenters sustainability profile. The terminal is expected to be completed in the first quarter of 2025. Going forward there will also be optional to expand the logistics area with another warehouse up to 20,000 m².

Logicenters is developing an 8,000 m2 property for Puumerkki in Finland

It has now been announced that Logicenters has acquired an 19,000 m² plot near Helsinki Airport. In connection with the deal, Logicenters has also signed an agreement with Puumerkki Oy, which will lease the new property starting from the summer of 2025.

Logistics property operator Logicenters continues its expansion journey with a land acquisition in Vantaa, Finland. The land is sold by the construction company Jatke Toimitilat Oy, which will develop a new logistics property on the site. In connection with the purchase, Logicenters has also signed a long-term lease agreement with the wood construction expert Puumerkki Oy.

Signing a lease agreement with Puumerkki, which will have a property specially tailored to their needs, feels really exciting. Puumerkki is a regional expert in wood construction products and services. The company operates within five product categories such as decorative products, façade construction, framework construction, furnishing solutions, and sauna products. The new facility of 8,000 m² will be developed according to Puumerkki’s wishes and needs, and the property is expected to be completed in the summer of 2025.

Logicenters acquires and leases to Tokmanni in Finland

In a newly signed agreement, Tokmanni has sold the new logistics center in Mäntsälä to Logicenters. The property was completed in November 2023, and as part of the contract, Tokmanni will also lease back the building in a long term rental agreement.

In 2021, the logistics real estate operator Logicenters and retail company Tokmanni signed an agreement for Logicenters to develop a new logistics property of 55,000 m² in Mäntsälä, Finland. Tokmanni already has a main warehouse and a head office in the area. The agreement in 2021 stipulated that Tokmanni would sell the property to Logicenters upon completion and lease back the premises in a 20-year rental agreement.

“We are very pleased that Tokmanni’s building is now completed in Mäntsälä. We have done extensive work to create a sustainable property according to the customer’s wishes and are proud to have installed Finland’s largest solar power plant on the roof. The building is certified according to BREEAM Very Good and has Finland’s largest roof-mounted solar power plant installation, with 1,4 GWh annual electricity in line with Tokmanni’s goal to become carbon neutral by 2025.

Logicenters develops 29 000 m² warehouse in Tampere

Logicenters has acquired a new site of 58 000 m² in Tampere, Finland. A state-of-the-art vacant property of 29 000 m² is expected to be ready in the fourth quarter of 2024.

The logistics real estate operator Logicenters is expanding its presence in Finland by acquiring a brownfield site of 58 000 m² in Hervanta, close to Tampere. It is now clear that the old property will be demolished, and in its place Logicenters will build a vacant sustainable warehouse with the possibility for several tenants to rent at the same time.

“This will be Logicenters first bigger brownfield-project in the Nordics. As the availability of greenfield sites in good logistics locations becomes increasingly limited, even in the Nordic region, I am convinced that we will make more acquisitions like this in the metropolitan areas in the future”, says Matthias Kettelhoit, CEO at Logicenters.

The facility in Hervanta will be located close to E12 and E63 with direct connection to Northern Finland. From the warehouse in Kytömaankatu to the city center of Tampere takes only 17 minutes by car.

Logicenters leases 15,200 m2 in Sipoo to Warasto Finland Oy

Logicenters has signed an agreement with a new tenant for its property in Sipoo. The facility, covering 15,200 m2, is expected to be completed by the end of 2023. Starting from the new year, the logistics company Warasto Finland Oy will operate in the new property.

Logicenters has signed a long-term agreement with the logistics company Warasto Finland Oy for the facility located at Rahtiraitti 11 in Sipoo. The new property will be strategically located in the Bastukärr logistics area, only five minutes away from the E75 highway and in close proximity to Helsinki.

”We are really looking forward to welcoming Warasto Finland Oy to our new property in Sipoo. The long-term agreement feels just right, and it’s exciting to be part of their continued growth. Our modern logistics property will be ready for occupancy in early 2024”, says Jarkko Äikää, Commerical Director at Logicenters.

Warasto Finland Oy is a local third-party logistics company that continues to expand in Finland. Now, the company will centralize its business operations in the Helsinki area, with Logicenters new warehouse facility as its base.

The property will be constructed with solar panels and geothermal heat, and it will be environmentally certified according to Breeam Very Good. Logicenters plans to have the facility completed by the end of 2023, with the new tenant moving in at the beginning of 2024.

DB Schenker has moved into Nurmijärvi

Logicenters’ new facility in Nurmijärvi has welcomed its first tenant. Logistics company DB Schenker has moved in, signing a long-term lease agreement for the entire property with a total area of 25,600 m².

In the summer of 2021, Logicenters acquired land in Nurmijärvi, Finland, with a total of 51,000 m², where the company plans to develop modern logistics. In December of last year, it was announced that one of the world’s leading logistics providers, DB Schenker, had signed a lease agreement for a property of 25,600 m². The facility is now fully completed, and DB Schenker has moved into its new warehouse space.

Nurmijärvi is already an attractive area with proximity to both Helsinki and Tampere, which offers great opportunities in Finland and the entire Nordic region“, says Jarkko Äikää, Commercial Manager at Logicenters.

The property at Ilvesvuorenkatu 8 is sustainability certified as BREEAM Very Good. The facility also offers geothermal heating and energy generated by its own solar panels. Logicenters is developing another new property in Sipoo

Logicenters continues its expansion journey in Finland with another development project. The logistics property company is now building a facility of 15,190 m² in Sipoo, which is expected to be completed by the end of 2023.

Logicenters has signed an agreement for land in Sipoo, Finland, spanning over 32,000 m², and the construction work is already in progress. The new modern property is being built on speculation with the aim of being leased to one or two tenants. The facility is located in the Bastukärr logistics area, right next to INEX, Posti, and DHL, with excellent transportation possibilities.

“It feels great that Logicenters is building a property in the Bastukärr area. The potential here is significant, and we are creating a modern and sustainable logistics property with the flexibility to be divided between two tenants if needed“, says Jarkko Äikää, Commercial Manager at Logicenters.

Logicenters develops 38,000 m2 for Alfaroc in Tuusula

Logicenters will develop a state-of-the-art facility of 38,000 m2 in Tuusula, just north of Helsinki, for Alfaroc Logistics Oy. The property is expected to be ready in the third quarter of 2024.

The logistics property operator continues its investment in expanding its presence around Helsinki. It is now clear that Logicenters has signed an agreement with Alfaroc Logistics Oy to begin construction of a state-of-the-art facility of 38,000 m2 in Tuusula, just north of the capital.

The new property will be developed in line with Logicenter’s ambitious sustainability goals and will include geothermal energy and rooftop solar panels. The facility is expected to be completed in the third quarter of 2024.

Alfaroc Logistics Oy is one of Finland’s largest outsourcing service providers within internal logistics and warehousing. The company offers services to industrial and retail companies, importers, and online stores.

Logicenters to install solar cells across 800,000 m2

Logicenters is continuing to concentrate on a sustainable future. To lead the move towards a carbon-neutral sector, the company has decided to more than double its ownership of solar cell installations in the coming years.

With a sustainability goal to be completely carbon neutral by 2028, Logicenters has decided to pioneer the use of renewable energy at its facilities.
The decision has been made to cover roofs with solar panels on all new builds and to install them on existing roofs where possible.

In total, Logicenters aims to install around 800,000 m2 of solar cells over the next three years. This area is equivalent to a total of 133 football pitches. In total, this investment would generate potential annual production of 85,000 MWh, sufficient household electricity for more than the whole of Östersund (24,290 households).

“The logistics property sector has the necessary conditions and therefore a responsibility to take a leading role in the expansion of solar energy on our large roof areas. We are also building for tomorrow, when solar power will be used to charge the electric distribution vehicles of the future. It is here that we at Logicenters feel we can make a big difference,” says Jon Malmsten, solar energy expert at Logicenters.

Over the last year, this ambitious solar cell strategy has already seen construction of the largest roof-mounted solar plant in the Nordic region, covering 80,000 m2. The plant was built for Dagab in Bålsta and is set to become operational in March.

“For me, it goes without saying that we should continue our commitment to solar energy for a carbon-neutral tomorrow. The property sector continues to account for 40% of global emissions and there is an urgent need to find better ways both to develop and to operate properties. Everyone must assume responsibility and it is our ambition to be at the forefront of the Nordic market,” says Matthias Kettelhoit, CEO of Logicenters.
