HIH Invest Real Estate (HIH Invest), in partnership with Logicenters, Nrep’s development & management platform for logistics properties has acquired a logistics development project in Bensheim, Germany through its Nordic Strategies Fund V (NSF V).
The project is located on a 40,000-square-metre site in the Rhine-Neckar region. It will deliver 22,861 square meters of gross lettable space – out of which 18,995 square meters is logistics space. Construction is set to begin in the first quarter of 2026, with completion and handover expected by early 2027. The development is already fully pre-let on a long-term lease.

Targeting high quality, sustainable logistics properties in key German locations is a significant part of the joint venture strategy, which the Bensheim site strengthens. The project benefits from excellent transport connections, with direct access to the A5 and A67 motorways. Frankfurt am Main Airport, along with the cities of Mannheim, Ludwigshafen, Heidelberg, and Darmstadt, are all reachable within 30 minutes.
Further collaboration between HIH Invest and Nrep reflects a growing focus on logistics that combine location, tenant security, and sustainability credentials. By pooling their development, financing, and asset management expertise, the partners are well-positioned to deliver high-performing assets in a segment with robust demand fundamentals. This represents the second joint acquisition between HIH Invest and Nrep following their earlier project in Herten, Germany.
