Logicenters ekspanderer til Polen

Logicenters udvider sine aktiviteter og etablerer sig for første gang uden for Norden. Den førende nordiske logistikejendoms-aktør har erhvervet en polsk portefølje og tager dermed sit succesrige koncept baseret på langsigtethed, kvalitet, fleksibilitet, kundefokus og bæredygtighed til et af Europas største vækstmarkeder.

Det NREP-ejede Logicenters fortsætter sin vækst og rykker med sin overtagelse af den polske udvikler af logistikejendomme BIK SA nu for første gang uden for Norden. Den polske portefølje består af fire ejendomme med to potentielle udvidelser samt en byggegrund – i alt et samlet areal på over 115.000 m².

Polen er det femtestørste marked for logistikejendomme i Europa og et af de hurtigst voksende markeder på kontinentet. Alene i 2019 blev der udviklet 2,7 millioner m²logistikfaciliteter i landet, hvilket er fire gange så meget som i Sverige, der er Nordens største logistikmarked. Samtidig ligger Polen rent geografisk ideelt med gode forbindelseslinjer til Norden og resten af Europa foruden en fin indenlandsk infrastruktur.

Logicenters nye besiddelser ligger i Wroclaw og Katowice i det sydlige Polen. Med et højt befolkningstal og store fabriksområder er dette område strategisk vigtig i forhold til logistikdrift, forklarer CEO i Logicenters, Matthias Kettelhoit.

”Vi har i de seneste år vokset eksponentielt i Norden og har fortsat ambitioner om at styrke vores position på hjemmemarkedet. Samtidig ser vi Polen som et naturligt skridt i vores videre udvikling. Bæredygtighed i fokus

Internationalt ligger det nordiske logistikmarked i forreste linje inden for bæredygtig logistik. Derfor ser Logicenters sin ekspansion til det europæiske marked som et naturligt skridt til at bringe deres nordiske bæredygtighedsprofil ud i verden. Og præcis som i Norden vil faciliteterne i Polen imødekomme høje krav inden for bæredygtighed og energieffektivitet.

Logicenters makes major investments in Vestby

Logistics property company Logicenters is expanding its presence at Vestby logistics park through both acquisitions and new developments. Over the next few years, Logicenters expects to increase its property holdings to more than 140,000 m² in the area, which will become an important logistics hub in Norway. The company has also recently signed agreements with several tenants at the park.

Logicenters is significantly expanding its presence at Vestby logistics park in the Oslo region. In the last year the company has acquired two sites, 100,000 m² at Toveien 21 and 27,500 m² at Stormåsan 42. A total of 87,500 m² of property is currently under development in the mentioned sites. In addition, Logicenters is also in the final stages of developing a 12,000 m²facility at Torvuttaket 22.

Logicenters’ tenants in Vestby include Prime Cargo, Barnas Hus and HeltHjem Nethandel AS. The latter is one of Norway’s fastest growing companies within packaging and online trade distribution and will lease part of Logicenters’ property at Torvuttaket 26 from June 2021. A lease has also been signed with an international freight company at Toveien 21.

“We are very confident that Vestby will become an even more important hub for imports, exports and e-commerce in Norway in the future. The area’s close proximity to the E6 motorway and its transport links as well as ports in Moss and Gothenburg are just some of the reasons why more and more companies will choose to establish a base here. And with HeltHjem Nethandel soon moving in, we also believe that there will be opportunities for increased synergies with other e-commerce companies who choose Vestby”, says Ruben Krantz, Commercial Manager at Logicenters.

As one of the industry’s leading developers and the owner of modern logistics properties, Logicenters has great ambitions to bring about a sustainable transformation of the industry. As well as the option of installing solar panels on the roof, Logicenters has also decided to environmentally certify the new facilities in Vestby in accordance with BREEAM Very Good.

Logicenters is also currently in talks with several companies regarding the leasing of the remaining logistics spaces currently under development.

Byggeriet af Logicenters anlæg i Køge starter

Første spadestik er taget til Logicenters 16.000 m² store logistikcenter i Køge, og bygningen, der opføres med stort fokus på bæredygtighed, forventes at stå færdig til udlejning i starten af 2022.

I 2020 købte Logicenters et grundareal på 160.000 m² i Skandinavisk Transport Center i Køge, og i løbet af de kommende år vil den ambitiøse udvikler og -investor inden for logistikejendomme opføre anlæg på i alt 68.000 m² i området. Allerførste spadestik er netop taget og opførelsen af et logistikanlæg på 16.000 m² gået i gang. Ejendommen bygges med henblik på udlejning til klima- og miljøbevidste kunder og forventes færdigt til næste forår. Blandt andet vil det bæredygtige byggeri have mulighed for at installere solceller på taget, fortæller Mattias Kettelhoit, Head of Logicenters.

”Vi er meget glade for at have taget det første spadestik til vores nye ejendom i Skandinavisk Transport Center. Køge har logistisk set en ekstrem god beliggenhed i Øresundsregionen i nærheden af Kastrup Lufthavn samt flere motorveje og havneanlæg. Den korte vej til København og Malmö gør Køge til et strategisk nøgleområde inden for logistik og transport, idet motorvejene E20, E55 og E47 alle passerer Køge. Desuden ligger Køge Havn blot tre kilometer væk og tilbyder nem adgang til transport via Østersøen.

Logicenters expands its facility in Brunna

Logicenters is in the process of expanding one of its logistics facilities at the Brunna Logistics Park, north of Stockholm. The expansion involves an extension of 18,900 m², with the new section scheduled for completion in the first quarter of 2022.

Logicenters is continuing to establish and consolidate its presence at strategic logistics hubs. The logistics property company is now ramping up development by expanding one of its facilities at Brunna Logistics Park, where it has had a presence since 2017. Logicenters’ tenants at the logistics park include Ingram, Zalando, Systembolaget, Bythjul.com and Autoglas. The expansion is taking place at one of Logicenters’ modern facilities in Brunna and involves an extension in area of approximately 18,900 m². The work is scheduled for completion by the spring of 2022.

“We are delighted to once again be expanding our presence in Brunna. This area is ideal for logistics operations, which is why we are now expanding our presence in the park. Our flexible working model allows us to support existing and future tenants with varying needs, for example through these types of speculative expansions. In addition to this expansion, we are also planning to develop another property totalling 30,000 m² in the park soon”, says Matthias Kettelhoit, Head of Logicenters.

Brunna Logistics Park is strategically located north of Stockholm and offers geographical advantages with a well-developed infrastructure of roads, railways and airports. This expansion is enabling Logicenters to further strengthen its presence in the area, and it will have close to 90,000 m² of logistics space upon completion.

First Class Brands of Sweden signs lease with Logicenters – becomes first tenant in Staffanstorp

One of Sweden’s fastest growing health product companies has signed a lease with Logicenters to move into their upcoming state-of-the-art facility in Staffanstorp, Skåne. The parties have signed a seven-year lease for a 5,000 m² area in Logicenters’ future property. The entire facility is scheduled for completion in early 2022 and First Class Brands of Sweden is expected to move in later that year. The remainder of the property, measuring as much as 20,000 m², is currently being built on speculation.

Logicenters’ modern property in Staffanstorp, just outside Malmö, will be ready for its tenants at the beginning of 2022. The property, with a total area of 25,000 m², has already secured its first prospective tenant, as Logicenters has now signed a lease agreement with the fast-growing health product company First Class Brands of Sweden. The lease is for an area of 5,000 m² and the company is expected to move into its new premises in August 2022.

“We are delighted that First Class Brands of Sweden will be the first tenant in our upcoming modern property. It is great to be investing in Staffanstorp and First Class Brands of Sweden is an excellent example of a forward-looking company which has realised the value in the attractive location of the area,” says Matthias Kettelhoit, Head of Logicenters.

The facility will be built on Västanvägen in Kronoslätts Logistics Park. With its proximity to Malmö and the Öresund region, the area’s geographical location is very attractive to many different types of companies. In the past, major companies such as Bring Frigo, Kuehne + Nagel and Microsoft have chosen to establish themselves in the logistics park. As First Class Brands of Sweden will move into one-fifth of the property, this means that the remaining approximately 20,000 m² will be available for additional tenants.

Continues major investments: Teknikmagasinet moves into Logicenters’ facility in Eskilstuna

Retail company and e-retailer Teknikmagasinet has announced that they will be moving into Logicenters facility in Eskilstuna Logistics Park. The long-term leasing agreement is for a 6,000 m² area of the logistics property company’s facility. At the same time, Logicenters will continue to develop the property to accommodate additional tenants.

Teknikmagasinet, a Nordic consumer electronics and technical lifestyle products chain, has now signed a long-term lease with Logicenters. The lease agreement is for a 6,000 m² warehouse space in the logistics company’s modern property in Eskilstuna Logistics Park, located on the outskirts of Eskilstuna. The facility is equipped to function as a central warehouse for both start-ups and existing retail companies and is adapted for a combination of store and e-commerce flows.

Teknikmagasinet is an exciting company in the growing e-commerce sector and we look forward to closely following their expansion. Eskilstuna Logistics Park consists of an area of 420 hectares and is located just outside Eskilstuna with direct proximity to the motorway, railway and airport. The geographical location of the logistics park provides excellent transport opportunities to Örebro as well as to the Mälardalen region and Stockholm. All of this contributes to optimal conditions for fast-growing retail companies and e-retailers. In addition, there is an opportunity for Logicenters to increase its presence even further in the region, which would enable for both current and new tenants to expand in the future.

Logicenters køber jord i Skandinavisk Transport Center

Logicenters har købt et 160.000 m² jordstykke i Skandinavisk Transport Center i Køge. Handlen er indgået med Køge Kommune, og salget er en del af kommunens udvidelsesplaner af det eksisterende transportcenter. Transportcenteret er et af Danmarks største og vil nu vækste yderligere i takt med, at Logicenters etablerer sig i området.

Logicenters udvikler og ejer moderne logistikfaciliteter i Norden. Med købet af byggejord i Køge ser Logicenters nu frem til at vokse yderligere i Øresundsregionen. Jordstykket på 160.000 m², som er købt af Køge Kommune, er en del af de langsigtede udvidelsesplaner for Skandinavisk Transport Center. Logicenters forventer at bygge omkring 70.000 m².

Logicenters signs lease with PostNord Oy in Pirkkala – at the same time, Logicenters plans to develop an additional 7000 m2

Logicenters has now signed a lease with PostNord Oy in Finland. The lease includes the development of a 4600 m² parcel sorting facility in Kurikantie, Pirkkala. The facility is scheduled to be ready for occupation in early 2021 and will also include expansion options of 2000 m². The real estate developer is also planning to develop an additional 7000 m² warehouse onsite.

Logicenters is continuing to develop and expand its presence at strategic logistics hubs in the Nordic region. It has now signed a new lease with PostNord Oy in Pirkkala, Finland. In accordance with the lease, Logicenters will develop a 4600 m² parcel sorting facility in Kurikantie which is scheduled for completion in the second quarter of 2021. The facility will also be prepared for potential development on a 2000 m² extension. The logistics property company will also develop a 7000 m² detached warehouse onsite.

“It is great that such an established company as PostNord Oy is choosing to move into our upcoming sorting facility in Finland. The lease is an exciting commission where Logicenters will use its collective skills to develop a modern facility with a high environmental performance. The ambition is to heat the facility using geothermal energy and that the electricity is to be supplied by solar power. Logicenters focuses on and is at the forefront of developing sustainable buildings with a low carbon footprint and reduced energy consumption.

Logicenters continues investment in Vestby with new land acquisition

Logicenters is now scaling up and expanding its presence in Vestby, Norway, with a new land acquisition in the area totalling 27,000 m². The logistics property player is then expected to develop a logistics facility of approximately 13,500 m² at the newly acquired site, which is centrally located in Vestby Business Park.

Logicenters is continuing to consolidate and expand its presence at strategic logistics hubs in the Nordic region. It has now acquired additional land at Stormåsen 42, in Vestby, just south of Oslo, Norway. It is expected that up to 70 percent of the 27,000 m² site will be built on as part of Logicenters’ investment in the further strengthening of its presence in Vestby.

“For Logicenters, not only is it important to establish ourselves in geographically strategic logistics hubs, but also to continue to strengthen our presence in these areas. This is precisely what we are currently doing with this land acquisition. Vestby is ideally suited for logistics and its close proximity to Oslo makes it very attractive to many companies. Vestby is located in Oslo’s southern logistics corridor close to the E6 motorway and close to Oslo itself. Logicenters already has a presence in the area with a modern logistics property measuring 44,049 m², as well as the ongoing development of a 12,000 m² property which is scheduled for completion in early 2021.

Logicenters invests in Brunna – acquires more land

Logicenters is now scaling up and preparing for further expansion at the Brunna Logistics Park. By acquiring 52,000 m²of land, the logistics property company is strengthening its presence at the logistics park. The land acquisition will enable speculative construction of a new facility to begin in the latter part of 2020. The logistics facility is being built on speculation but will be able to accommodate and adapt to a number of tenants.

Logicenters is continuing to establish and consolidate its presence at strategic logistics hubs. This time it is through the acquisition of land in Brunna, north of Stockholm. The acquisition totals 52,000 m² in Brunna Logistics Park. Its proximity to Stockholm and to Arlanda Airport makes the area an excellent geographical hub for logistics. In addition, the new site is optimally located as it offers large and visible signage opportunities along the busy E18 motorway for the facility to be built on this land.

“This is precisely the type of investment that Logicenters should be making, which is why I am delighted that a major land acquisition has now been completed. Offering geographical advantages, Brunna Logistics Park is the perfect location for companies wanting to operate with modern logistics. As a result of this land acquisition, Logicenters is expanding its presence at the Brunna Logistics Park and now owns a total area of 148,115 m². The logistics property company has had a presence in the well-established logistics park since 2017. Once this facility is completed, Logicenters will have around 100,715 m² of leasable space. Its properties in the area already house companies such as Zalando, Systembolaget, Bythjul.com and Autoglas.

It is not yet clear who the tenants will be in the new facility.
