Garbe Industrial and Logicenters celebrate topping-out ceremony in Leipheim

Just a few months after construction began, Garbe Industrial and its joint venture partner Logicenters, Urban Partner’s development and management platform for logistics properties, are celebrating the topping-out ceremony for a new multifunctional light industrial property covering around 11,600 square metres in the Swabian town of Leipheim (Günzburg district), approximately 30 kilometres north-east of Ulm. The investment volume amounts to around 17 million euros.

 

The new construction project is being built on a 20,000-square-metre site. It is part of the former Leipheim airfield, which, after its military use, was integrated into the 112-hectare inter-municipal “Areal Pro” industrial park.

 

The revitalisation of brownfields not only offers great potential for future-oriented project developments,” emphasises Adrian Zellner, Member of the Garbe Industrial Executive Board. “Making sealed areas usable again and upgrading them in line with modern sustainability standards also supports the government’s objective of limiting land consumption in Germany over the long term.

 

Thanks to the rapid granting of the building permit, construction of the property commenced as planned in the second quarter of 2025. Before construction began, the necessary demolition work had already been carried out during the first quarter – this included the removal of old foundations and buildings and the disposal of the demolition material in accordance with regulations.

 

The new building comprises around 10,400 square metres of hall space and 1,200 square metres of office, social and other ancillary space on intermediate levels. The facilities include ten dock levellers, a sectional door at ground level, forty parking spaces for cars and two for trucks.

 

The modern property is scheduled for completion at the beginning of the second quarter of 2026, which is earlier than originally planned. Goldbeck, a company specialising in the construction of light industrial properties, is the general contractor for the project.

 

Adrian Zellner: “I am confident that we will be able to lease the new space quickly. We are currently in talks with two prospective tenants.

 

In addition to efficient implementation, the two joint venture partners have placed great emphasis on sustainability and developed the property in accordance with current ESG standards. The roof surfaces provide space for a photovoltaic system with a capacity of up to one megawatt peak, ensuring the supply of renewable energy. The building will be heated using climate-friendly air source heat pumps, entirely independent of fossil fuels. Certification in accordance with the Gold Standard of the German Sustainable Building Council (DGNB) is being sought for the new building.

 

Another advantage of the site is its convenient location: the A8 motorway is only around three kilometres away and connects Leipheim with the economic regions of Ulm, Stuttgart, Augsburg and Munich. The Ulm/Elchingen motorway junction also provides direct access to the A7, one of the most important north-south axes in Germany.
