De senaste två åren har Logicenters storsatsat på projektutvecklingsavdelningen som expanderat till mer än det dubbla i antal anställda. Under ledning av verksamhetens Head of Development Eva Sterner ska avdelningen expandera ytterligare och växla upp initiativen inom både yteffektivitet och miljöarbete. Men Eva Sterner vill även locka fler kvinnor till en mansdominerad bransch.
Med en doktorsexamen i bagaget och en bakgrund som Technical Director Due Diligence på WSP och Managing Director Watts inledde Eva sin resa på Logicenters för sju år sedan. Tillväxtresan, en strid ström av intressanta projekt men framförallt kollegorna är enligt Eva Sterner betydande anledningar till att hon blivit långvarig på Logicenters. De senaste åren har både Logicenters och hennes egen avdelning vuxit markant. Enligt henne själv beror det både på att organisationen är flexibel och har höga ambitioner, men framförallt på att Logicenters utgörs av människor som drivs av att göra saker på nya och innovativa sätt.
Eva Sterner leder i dag Logicenters projektutvecklingsavdelning som har vuxit från två till åtta personer sedan 2017 och nu planeras ytterligare rekryteringar. Centralt i utvecklingen framåt är att fortsätta att attrahera talang, men särskilt vill Eva lyfta vikten av att uppmuntra fler kvinnor och tjejer att söka sig till logistikbranschen. En bransch som hitintills har varit mansdominerad.
”Jag är stolt över att jobba i en verksamhet med så stora ambitioner och som tillåter alla sina anställda att växa. Då jag själv inte hade några kvinnliga förebilder i logistikbranschen hoppas jag själv på att kunna bli en förebild för tjejer som vill jobba med smarta logistikfastigheter. För att det ska bli möjligt måste kvinnliga medarbetare både lyftas och uppmuntras. Det anser jag att Logicenters gör varje dag, vilket är något jag ser som både modernt och viktigt”, säger Eva Sterner, Head of Development, Logicenters.
Projektutvecklingsavdelningen har ett stort ansvar kring upphandlingar, kontakten med hyresgäster, fastighetsutveckling och de avtalsmässiga delarna i byggentreprenaden. Avdelningen strävar ständigt efter att uppfinna nya, smartare sätt att utveckla moderna fastigheter på, där höglager på 30 meter och energibesiktningar exemplifierar nytänkande initiativ från Logicenters. Gällande energieffektivisering spelar Eva en viktig roll i Logicenters arbete för att minska sitt klimatavtryck. Ett arbete hon märker att kunderna uppskattar i allt högre utsträckning.
”Jag upplever att miljöfrågan har fått ett mycket större fokus i branschen, vilket gläder mig. Vi coachar ofta våra kunder i frågor gällande minskad energiförbrukning, inte minst genom att genomföra energibesiktningar, och vi märker att vi får gehör. Min ambition är att vi ska fortsätta att driva utvecklingen för att kunna erbjuda ännu smartare och energieffektivare logistikfastigheter med så litet klimatavtryck som möjligt. Att få leda den utvecklingen i en organisation där både kollegor och ledning stöttar mina ambitioner är något jag är väldigt stolt över och något som gör Logicenters till både en attraktiv arbetsplats och aktör”, avslutar Eva Sterner.
I våras togs första spadtaget för Logicenters moderna crossdockanläggning på 14 872 kvm utanför Köpenhamn i Danmark. Då meddelades det att Bring Danmark skulle hyra drygt 70 procent av fastigheten. Nu står det dock klart att Bring utökar och
hyr hela anläggningens yta.
I februari 2019 skrevs ett avtal mellan Logicenters och Bring Danmark avseende uthyrning av 11 160 kvm logistikyta i en modern crossdockanläggning i Greve, Danmark. Månaden därpå togs första spadtaget för den nya anläggningen. Nu står det klart att Bring kommer hyra fastighetens totala yta på 14 872 kvm istället för den tidigare aviserade storleken. Därmed utökar företaget sin logistiskyta i fastigheten med drygt 30 procent.
”Det är glädjande att Brings satsning på e-handeln har gett så pass goda resultat att de redan innan logistikanläggningens färdigställning utökar sin logistikyta. För Logicenters del är det viktigt att kunna förutse våra kunders framtida behov för att kunna tillgodose dessa när de uppstår. Detta är bevis på att vår flexibla affärsmodell stöder våra kunder i deras tillväxt”, säger Matthias Kettelhoit, Head of Logicenters.
Den moderna crossdockanläggningen kommer att ha en tydlig miljöprofil och ska utrustas med solceller på taket. Sortering kommer att kunna ske i två lager då byggnaden blir cirka 12 meter hög. Även personalens säkerhet är prioriterad genom en gångbro från parkeringen till kontoret. Anläggningen är under uppförande och beräknas färdigställas under 2020.
”Det är roligt att se att efterfrågan för vår e-handelssatsningen har överstigit våra förväntningar, vilket har resulterat i vårt behov av en större logistikyta. På Logicenters sida har man varit mycket tillmötesgående i att möta våra logistiska behov och krav på hållbarhet. Som hyresgäst känns det därmed tryggt att ha Logicenters som fastighetsägare”, säger Jens Rom, Managing Director på Bring Danmark.
Logicenters is now strengthening its team to support continued growth. Thomas Petersen is joining the Danish team as Commercial Manager with 27 years of experience in the logistics industry. His most recent position has been director of consulting and transaction services at CBRE.
Logicenters is undergoing an expansion phase and is growing in terms of both real estate holdings and organisationally. Thomas Petersen has been recruited as part of investment in the further strengthening of operations in Denmark. He is assuming the role of Commercial Manager and will be responsible for business development in Denmark.

It has an experienced team, rapid processes and a flexible business model, which are the keys to success in logistics. He has a background at Kuehne & Nagel, was Operational Manager for Singapore Airlines Cargo and was also Scandinavian General Manager at Worldwide Flight Services. His most recent position has been at CBRE where he was director of consulting and transaction services.

Since May 2018, Logicenters has been developing a new logistics facility just outside Copenhagen. At the time development began, a lease was also signed with Havi Logistics, which have moved into 4,500 m2 leaving 8,900 m2 available for another tenant.
Logicenters’ new logistics facility at Vejleåvej 11 in the industrial district of Winthersminde outside Copenhagen has now been completed. A lease was signed with Havi Logistics back in May 2018 when the development was beginning. The lease is for a logistics area of 4,500 m2 and comprises freezer, refrigerated and traditional storage. Havi Logistics has moved into the property, which has a total area of 13,400 m2. This means that there is still 8,900 m2 of modern high ceiling logistics space available for a new tenant.
“We have cooperated closely with Havi Logistics throughout the development process to ensure that its needs have beenfully met. At the same time, we have succeeded in constructing a generic facility complying with modern specifications so that the facility can also be adapted for tenants wishing to move into the remaining 8,900 m2. It is a strategic position for us to develop a state-of-the-art facility and the property is part of our investment in increasing our presence in the Copenhagen area,” says Mikael Sahlin Olesen, Asset Manager at Logicenters.
Logicenters is expanding at a greater rate than ever before. With a total of nine logistics facilities under development, the company is strengthening its position in the Nordic market significantly. The total area currently being developed by Logicenters amounts to a total of 227,000 m2, with several LOIs also having been signed.
Logicenters is a leading developer and owner of modern logistics facilities in the Nordic region. In August 2018, the total holding of logistics space amounted to 1.6 million m2. This figure continues to rise and Logicenters currently has nine ongoing development projects totalling 227,000 m2. Of these, six are in Sweden, two in Denmark and one in Finland. In addition, LOIs have been signed for an additional 210,000 m2, including a 110,000 m2 facility for Axfood in Bålsta, Sweden.

A sustainable focus
Sustainability is one facet of today’s Logicenters development projects. Energy-efficient solutions and solar panels on roofs are examples of recurring specifications in the construction of new properties. According to Logicenters’ Head of Development, Eva Sterner, the sustainability strategy is an important success factor.

Yesterday marked the start of the construction of Logicenters’ new property in Greve, Denmark. The cross-docking facility is scheduled for tenant hand-over in 2020.
Logicenters has now broken ground on a new construction in Greve, a suburb to Copenhagen. The development is one of the first modern cross-docking facilities of its type; an added height of the building will enable two-story sorting and a 2,000 m2 mezzanine level will be fitted out as offices, future proofing the property for the long term.

Also, the safety of the employees is highly prioritised with the construction of a footbridge leading people from the car park to the mezzanine offices while avoiding any pedestrians passing the lorry terminals. The tenant, Bring Danmark, will be leasing the majority of the facility.
Logicenters continues to strengthen its portfolio in the Danish market by the acquisition of a 17,400 m2 facility in the attractively located logistics hub of Brøndby. The current tenant Mediq Danmark A/S will retain its business in the property.

The majority of the building has already been leased to Bring Danmark. The facility will be particularly visible as it’s positioned adjacent to the busy E20 motorway leading in to Copenhagen and further in to Sweden.

Logicenters’ acquisition of a 21,000 m2 logistics facility in Odense is now complete. The agreement was signed in April 2018 as the construction of the property had just started. The facility has now been completed and the tenant GASA Group recently moved in.
Logicenters, the market leader and developer of modern logistics facilities in the Nordic region, is continuing to expand its logistics portfolio. In April 2018, a contract was signed for the acquisition of a new modern logistics facility in Odense. The 21,000 m2 property is now complete and tenant GASA Group has moved its business in. In total, the property comprises a 11,200 m2 terminal, a 6,200 m2 warehouse and 3,600 m2 of office space.

The property is located at Logistikvej 4 in Odense, Denmark. The location has been strategically chosen because Odense is centrally located in Denmark and close to the suppliers of GASA Group. The site offers easy access to both the E20 motorway to Copenhagen and the E45 to Germany.
