NREP Logicenters continues to strengthen its position in the Oslo region with a record-breaking acquisition of one of the Nordic region’s most sophisticated distribution centers. The acquired property is a 27-metre high-quality property measuring 84,800 m2 let to the grocery retailer Coop.
The logistics property company Logicenters continues to establish and consolidate their presence in strategic logistics hubs in Norway. Right beside Oslo Airport, Logicenters has acquired a first-class 84,800 m2 logistics facility from Møller Eiendom and Stokke Industri. Norway’s second largest grocery chain, Coop, is the long-term tenant of the property. There is an opportunity to expand the facility further, and Logicenters is looking forward to explore development of the property together with Coop.
“I am very proud to announce the off-market acquisition of this first-class logistics facility at one of Norway’s most attractive logistics hubs. It is in line with our long-term strategy to acquire properties of this particular quality. It is not a coincidence that the two largest logistics facilities in our property portfolio, this one and one in Bålsta, will be used by companies in the grocery segment. This is an industry which is less affected by market cycles than other industries as there will always be a demand for food,” says Matthias Kettelhoit, Head of Logicenters.
The property is fully automated and has refrigerated, freezer and temperate warehouse sections, enabling the tenant to handle large volumes of goods. In line with Logicenters’ sustainability and energy efficiency strategy, there is an opportunity to install solar panels on the property, both on the roof and on the facades.
“As one of the Nordic region’s leading real estate investors, we are always striving to intensify our presence at strategic locations around the region – and this is exactly what we have done here. This acquisition is the single largest investment we have made in logistics and it is also the latest addition in our ambition to further expand NREP’s presence in Norway. We would like to thank Møller Eiendom and Stokke Industri for their excellent collaboration. We look forward to continuing our partnership with Coop at this property,” says Jens Petter Hagen, Partner at NREP Norway.
CBRE has acted as commercial advisor for NREP Logicenters in this transaction, while Wikborg Rein has acted as legal advisor.
The partnership between Møller Eiendom and Stokke Industri has owned and developed the property since it was finalized in 2015. The investment was done with a five-year perspective.
“We are very pleased to have reached an agreement with NREP. Their focus on development of modern logistics properties and long-term ownership is a good match for both the property and the tenant,”, says Thomas Sletten, Chief Investment Officer at Møller Eiendom.
Pangea Property Partners has been exclusive sell-side advisor for Møller and Stokke. The law firm Thommessen has also advised the sellers in the transaction.
Logicenters continues to strengthen its position in southern Sweden with the acquisition of a logistics facility in Landskrona in Skåne. The logistics property company has acquired e-commerce company NA-KD’s new 23,000 m2 logistics warehouse. The e-commerce company will continue to operate from the property.
Logicenters is continuing to establish and consolidate its presence at strategic logistics hubs. It has now acquired NA-KD’s 23,000 m2 logistics facility in Kronan Logistics Park, Landskrona. The e-commerce company, which recently moved into the property, will continue to operate from the site. It will also be possible to expand the facility by up to 9,000 m2 in addition to the space currently leased by NA-KD.
“We are very happy about this new collaboration with a growing e-retailer. Logicenters is flourishing and we are more than ready to help NA-KD optimise its logistics management and e-commerce by acquiring this property. Kronan Logistics Park has an unbeatable location for logistics, close to both Malmö and the rest of the Öresund region. We are looking forward to working with NA-KD and it will be exciting to follow its development in a rapidly growing e-commerce sector,” says Matthias Kettelhoit, Head of Logicenters.
The acquisition of NA-KD’s logistics facility has enabled Logicenters to double its presence in Kronan Logistics Park to a total of almost 50,000 m2 of logistics space. Earlier this year, a 24,000 m2 facility was completed in the park, which is also included in the logistics property company’s property portfolio.
“We are delighted to link up with a leading logistics real estate player that is familiar with our needs. Logicenters is professional, flexible and easy to work with and we are looking forward to it taking over the management of our property. This will enable us to continue focusing on the streamlining of our internal processes and taking our business to the next level,” says Oscar von Konow, COO at NA-KD.
The groundbreaking ceremony for the property being developed by Logicenters in Kurikantie, Pirkkala took place on 23 October. The modern 4600 m² sorting facility will be leased to PostNord Oy, with which the logistics property company signed a lease earlier this year. Logicenters is also planning to develop an additional 7000 m2 warehouse onsite.
This summer, Logicenters announced that they had signed a lease with PostNord Oy in Pirkkala, Finland. The agreement involved the construction of a 4600 m² sorting facility which is to be ready for occupancy in the early summer of 2021. And now the groundbreaking ceremony for the new property has taken place. In addition to the sorting facility’s modern specifications, it will also be heated using geothermal energy, with the electricity being provided by solar power.
“We are very proud that development of the sorting facility for PostNord Oy is now under way. The building will be equipped with specifications which meet all of PostNord Oy’s needs. Logicenters is at the forefront when it comes to developing properties with a high environmental performance, as will be clearly demonstrated by this facility,” says Jarkko Äikää, Commercial Director Logicenters Finland.
The facility will also be prepared for further development with a 2000 m² extension. Logicenters will also develop a 7000 m² detached warehouse onsite.
“It is gratifying that the groundbreaking ceremony for our new sorting facility has now taken place. The facility will form part of our investment in delivering more quickly and responsibly throughout Finland. We can’t wait to move into the finished facility as this will strengthen our competitiveness and flexibility,” says Jani Ståhlhammar, COO at PostNord Oy in Finland.
Present at the groundbreaking ceremony were Marko Määttä (Logicenters), Ville Hilmola (PostNord), Jaakko Hermikoski (PostNord), Jani Ståhlhammar (PostNord) and Jarkko Äikää (Logicenters).
Earlier this year, Logicenters signed a lease with e-retailer and Borås company Care of Carl. The web-based menswear store is now moving into Logicenters’ facility in Viared, just outside Borås. Care of Carl has leased an area measuring approximately 12,000 m2, equivalent to half of the property’s floor space. Consequently, the remaining area is available for additional tenants.
E-commerce is currently breaking all records, with e-commerce companies experiencing almost explosive developments during 2020. The keys to Logicenters’ property in Viared, just outside Borås, have been handed over to web-based menswear store and Borås company Care of Carl, which is now moving into the property. The e-retailer’s new property has been equipped with all the technical specifications required for modern logistics operations. The facility’s technical solutions have also been adapted to suit the e-retailer’s operations.
“We would like to warmly welcome Care of Carl to its new property. We see that the growth in e-commerce has exploded this year, as it continues to play an even greater part in people’s lives. Therefore, we believe that Care of Carl’s new logistics facility will enable them to be well equipped for the future. The fact that the property is also located in one of Sweden’s best geographical locations for logistics is also beneficial. We are now looking forward to closely following a fast-growing and smart e-commerce company on its journey”, says Matthias Kettelhoit, Head of Logicenters.
Geographically speaking, Viared has an ideal location for logistics. Its proximity to Landvetter Airport and the major cities of Gothenburg and Jönköping makes it very attractive to a range of different sectors – not least fast-growing e-retailers. The area is also ranked as Sweden’s main area for logistics. With Care of Carl moving into half of the property, this means that the other half – approximately 12,000 m2 – is available for additional tenants, with the opportunity for rapid occupancy.
“We are really looking forward to moving into our new logistics and office facility in Borås. The logistics premises have been perfectly designed according to our needs and the office premises have been completely renovated according to our wishes. E-commerce has continued to grow throughout the year, placing even greater demands on our internal processes, so it feels good that we now have access to a much larger warehouse space. With the move, we are ready to take our business to the next level, while at the same time continuing our operation in our hometown Borås, where our journey once began”, concludes Henning Källqvist, CEO and founder, Care of Carl.
Logicenters forventer at bygge omkring 70.000 m2.
After signing a contract with one of the world’s leading logistics companies, Logicenters is now investing further in Eskilstuna Logistics Park. The lease with the logistics giant is initially for an area of 15,000 m2 and Logicenters is continuing its expansion with another 15,000 m2 in the area. Logicenters’ proactivity has been of key to its success in Eskilstuna. With its current expansion, Logicenters will own a total of 51,000 m2 of warehouse space in this area.
The new tenant is one of the world’s largest logistics providers with operations in more than 100 countries. It specialises in sea and air freight, contract logistics and land transport.
The global logistics company will be moving into the Logicenters property in Eskilstuna Logistics Park, located just outside Eskilstuna. Built on speculation, the property has modern specifications with a floor area of 15,000 m2 which is now being further developed in order to adapt it to the new tenant’s operations. In addition, Logicenters is expanding with another 15,000 m2 in the area – again on speculation.
“The fact that one of the world’s largest logistics companies chooses to move into our property is something we are very proud of. This also reinforces our belief that we are developing modern facilities in geographically attractive locations which appeal to leading global players within logistics. We have several new projects under process in Eskilstuna and we see a bright future in the area. Our ambition is to acquire additional land in the area and to continue the expansion. We are looking forward to welcoming more tenants to one of Sweden’s best logistics locations,” says Matthias Kettelhoit, Head of Logicenters.
Eskilstuna Logistics Park has an area of 420 hectares and is strategically located just outside Eskilstuna with direct proximity to the motorway, railway and airport. The geographical location of the logistics park provides excellent transport opportunities to Örebro as well as to the Mälaren region and Stockholm. In addition to the developed area of 36,000 m2, Logicenters is now planning to build on a further 15,000 m2, giving it a total warehouse space of 51,000 m2. There is also an option for further expansion for the logistics property company in the area of just over 40,000 m2.This will facilitate expansion for both current and new tenants in the future.
“We are delighted that Logicenters is continuing its offensive expansion in Eskilstuna and that the international logistics company has chosen to invest here. This confirms Eskilstuna’s position as one of the country’s most expansive logistics areas, something which is key to the creation of many new jobs in Eskilstuna,” says David Hofmann, CEO, Eskilstuna Logistik och Etablering AB.
Logicenters’ strength has always been proactivity and expertise in acquiring key sites of land to establish in logistically strategic locations throughout the Nordic region. Logicenters specialises in modern logistics and develops properties which meet the high standards of quality, efficiency and flexibility required by world-class logistics companies.
Logicenters has now signed a lease with PostNord Oy in Finland. The lease includes the development of a 4600 m² parcel sorting facility in Kurikantie, Pirkkala. The facility is scheduled to be ready for occupation in early 2021 and will also include expansion options of 2000 m². The real estate developer is also planning to develop an additional 7000 m² warehouse onsite.
Logicenters is continuing to develop and expand its presence at strategic logistics hubs in the Nordic region. It has now signed a new lease with PostNord Oy in Pirkkala, Finland. In accordance with the lease, Logicenters will develop a 4600 m² parcel sorting facility in Kurikantie which is scheduled for completion in the second quarter of 2021. The facility will also be prepared for potential development on a 2000 m² extension. The logistics property company will also develop a 7000 m² detached warehouse onsite.
“It is great that such an established company as PostNord Oy is choosing to move into our upcoming sorting facility in Finland. The lease is an exciting commission where Logicenters will use its collective skills to develop a modern facility with a high environmental performance. We are confident that PostNord Oy will thrive in its new facility,” says Matthias Kettelhoit, Head of Logicenters.
The ambition is to heat the facility using geothermal energy and that the electricity is to be supplied by solar power. Logicenters focuses on and is at the forefront of developing sustainable buildings with a low carbon footprint and reduced energy consumption.
“We are renewing our logistics network so that we can deliver shipments faster and more responsibly to the whole of Finland. With this solution, we will significantly strengthen our competitiveness and agility to operate in an ever-changing logistics market. We thank Logicenters for their flexible cooperation and we look forward to moving into our new property,” says Jani Ståhlhammar, COO at PostNord Oy in Finland.
Logicenters is now scaling up and preparing for further expansion at the Brunna Logistics Park. By acquiring 52,000 m2 of land, the logistics property company is strengthening its presence at the logistics park. The land acquisition will enable speculative construction of a new facility to begin in the latter part of 2020. The logistics facility is being built on speculation but will be able to accommodate and adapt to a number of tenants.
Logicenters is continuing to establish and consolidate its presence at strategic logistics hubs. This time it is through the acquisition of land in Brunna, north of Stockholm. The acquisition totals 52,000 m² in Brunna Logistics Park. Its proximity to Stockholm and to Arlanda Airport makes the area an excellent geographical hub for logistics. In addition, the new site is optimally located as it offers large and visible signage opportunities along the busy E18 motorway for the facility to be built on this land.
“This is precisely the type of investment that Logicenters should be making, which is why I am delighted that a major land acquisition has now been completed. Offering geographical advantages, Brunna Logistics Park is the perfect location for companies wanting to operate with modern logistics. This ensures our expansion in the area and we are looking forward to planning out a new modern facility which will be able to accommodate several tenants with differing requirements,” says Matthias Kettelhoit, Head of Logicenters.
As a result of this land acquisition, Logicenters is expanding its presence at the Brunna Logistics Park and now owns a total area of 148,115 m². The logistics property company has had a presence in the well-established logistics park since 2017. Once this facility is completed, Logicenters will have around 100,715 m² of leasable space. Its properties in the area already house companies such as Zalando, Systembolaget, Bythjul.com and Autoglas.
It is not yet clear who the tenants will be in the new facility.
The web-based menswear store Care of Carl has now signed a lease with Logicenters. It will make the move to Logicenters’ facility in Viared, just outside Borås, in October 2020. Care of Carl will lease approximately 12,000 m2, equivalent to half of the facility’s capacity. This means that the remaining half of the property will be available for other tenants with the opportunity to move in during the autumn of 2020.
Borås-based company Care of Carl is to become a new tenant at the Logicenters facility in Viared. It is scheduled to move into the modern property, built in 2012, in October 2020. The building has technical specifications optimised for modern logistics operations and will be further adapted to the new tenant’s requirements. Of the almost 24,000 m² property, Care of Carl is leasing around 12,000 m², with half of the property’s floor area remaining available to other tenants.
“We are delighted to welcome Care of Carl to its new logistics property in Viared. It will move into a modern facility with all the specifications required to operate effective logistics. In addition, the property is located in one of Sweden’s best logistics sites. Care of Carl is an exciting company in the rapidly growing e-commerce sector and we hope that it will be very successful at its new property,” says Matthias Kettelhoit, Head of Logicenters.
The property is located in a very visible site along the R40 main road. Its proximity to both Gothenburg and Jönköping means that the area is ranked as Sweden’s primary logistics area. The vicinity to Landvetter Airport also makes it very attractive to logistics companies.
“We are really looking forward to moving into our new logistics and office facility this autumn. The additional storage space will support our continued expansion while also enabling us to streamline internal processes. Being able to keep the warehouse in Borås, as both a strategic location and the company’s hometown, was a requirement for us and we are very pleased that we have succeeded in this. We are looking forward to working with Logicenters, a major player in the provision of logistics properties, with a strong base in the Borås region and a clear understanding of the needs of rapidly growing companies,” concludes Henning Källqvist, CEO and founder of Care of Carl.
Consultants Savills supported both parties in the negotiations.
“We are delighted that the deal with Care of Carl is completed. We are pleased to have contributed to this excellent solution for both parties,” says Rikard Lindkvist, head of Savills’ logistics team in Sweden.
