Logicenters is continuing to strengthen its portfolio in the Finnish market. In Kerava, just outside Helsinki, Logicenters is currently developing a logistics facility with a total area of 18,300 m2. A ten-year lease has been signed with tenant Dachser to lease an area of around 4600 m2. The property is scheduled for completion in 2020.
A leading developer, owner and manager of logistics facilities in the Nordic region, Logicenters is currently developing a property in Kerava, Finland. The 18,300 m2 property is located in the Kerca logistics zone, just outside Helsinki, and is scheduled for completion in the 3rd quarter of 2020. Construction company Lehto Tilat Oy is responsible for construction of the property. A ten-year lease has been signed with logistics company Dachser regarding a 4600 m2 area comprising a 4000 m2 cross-docking area and 600 m2 of offices.
Logicenters’ new facility is located in a strategically important area in the Helsinki region, in close proximity to the international airport and the E75 motorway. Its proximity to the Savio railway station also provides excellent options for commuting to Helsinki. In line with Logicenters’ ambition to improve energy efficiency at its properties, this logistics facility will be equipped with solar cells on the roof and will utilise geothermal heat.

The new logistics facility has around 13,000 m2 still available for leasing by future tenants wishing to establish themselves in one of the best logistics zones in the Helsinki Metropolitan area. The facility has already raised interest among several industry organizations.

The 22,500 sqm DC in Rosersberg was purchased from the Swedish real estate company Kilenkrysset. The property is located along the main approach road into the Rosersberg Logistics Park, adjacent to one of the NREP’s current logistics buildings. The area, will with the opening of the new motorway junction later this year, have excellent accessibility enabling for efficient distribution to greater Stockholm. The 11,500 sqm Eskilstuna DC transaction was a sale and lease back where the seller Boxon signed a long lease. The property is situated east of Eskilstuna with direct motorway access.

The transactions place Nordic Real Estate Partners at the top of pan Nordic owners of prime logistics space with over 500,000 sqm across the Nordics”, says Rickard S. Dahlberg.
The portfolio purchased from DSV constitutes three cross dockings situated in Gothenburg, Jönköping andStockholm totalling 46,000 sqm on long leases. DSV has in conjunction with the transaction prolonged the lease with NREP in its 60,000 sqm Borås asset. The property purchased from Berlinovo is a very well situated 16,700 sqm distribution centre in the port of Gothenburg occupied by the Swedish Post. The 13,300 sqm cross docking purchased from the Saudi family office is located next to the E20/E18 motorway intersection in Örebro and is let to the Swedish Post. Finally a 10,000 sqm multi let distribution centre in Rosersberg North of Stockholm has been acquired from a fund managed by Schroders.

The logistics area of Greve, stretching from Ventrupvej in the north to Greve Main in the south, is viewed as one of the most attractive locations for companies with storage and logistics needs. Last year NLAB acquired a 19,000 sqm newly build logistics property in the northern part of the area. The site, now being acquired by NLAB from Bridana A/S, is one of the few remaining undeveloped sites in the area that can be used for logistics purposes.
”The acquisition of Ventrupparken 4 is the next step in our investment strategy making us able to offer our customers new built and modern premises on the best logistics locations in the Nordics”, says Investment Manager, Rune Kock, NREP Logistics AB, and adds: “Since our inception we have developed more than 150,000 sqm modern logistics space and we have ongoing construction projects in both Stockholm and Jönköping. Currently, we face an increasing demand for new and flexible properties in the Copenhagen area and with our construction concept we can offer competitive terms to prospective tenants”.
In Denmark, NLAB also work with the development of 60.000 sqm land in Skandinavisk Transportcenter in Køge, which was announced by the company in the end of 2011. Additionally, NLAB has invested in the logistics area in Høje-Tåstrup.
For a while, there has been very limited plots available at STC, however, with the municipal decision to mature another 500,000 sq.m. additional expansion options are now under way. Hence, NREP Logistics AB has decided to enter into a binding cooperation with STC in this new area.
”To NREP Logistics AB, the plan is to continue our strategy on developing modern and flexible logistics facilities that take into consideration our customers’ requests and demands for a green profile. We view STC as one of the region’s most well-located and promising business areas and we expect to have a long-term commitment in this area”, says Rune Kock, Investment Manager, NREP Logistics AB.
”At the moment, one sees a significant cluster formation and in my opinion, there is an additionally large synergy for those companies that choose to settle right here in Køge – not the least compared to the rapid development that Køge Havn and STC are going through right now”, adds Thomas Elm Kampmann, Managing Director, Skandinavisk Transport Center.
The agreement represents the second phase in the development of the approximately 75,000 sq m property Veddesta 2:88 in Järfälla North West of central Stockholm. The first phase was a development of a new 8.500 sqm hub and head quarter for UPS who took occupation of its building the last week of May. When the Dahl development is completed the site will be fully utilised.
“We are very pleased to have attracted one of the world’s leading players within construction material production and distribution, to our site in Veddesta. The agreement further strengthens the location and will be an important piece in completing the Veddesta Logistics Park. The location is a very attractive distribution hub with its excellent motorway accessibility and close proximity to central Stockholm”, says Rickard Svensson.
